Where to stay while having building work done?

Our build plans are moving forward, looking, hopefully, like the extension will be built in August, then there will be roughly another three months of work.

Ideally we would move out for the duration, but to save rental costs the builder has suggested we stay put till they reach the point of knocking through, then rent, so probably three, rather than four months.

There are five of us, four adults (dh and I two ds, 18 and 21) and teen dd, plus one toy breed dog. Initially we found a lovely holiday let locally, which does long-term lets, for people mid-move or building work and they will do deals on their prices for longer rentals, I think it will go in our favour that it’s likely to be out of season as well, although someone has already booked a week in the middle of the period we want in one of the larger cottages, which only leaves us with one cottage that will fit us all. (Dd is desperate for us to do this option, as they have ponies and sheep! Hmm Grin )

The alternative would be to try and rent a house locally, but the prices are astronomical, competition is high, online they all look like they’re long-term lets only and none seem to allow dogs.

I’ve looked into local hotels and even the Travelodge would be ridiculously expensive.

We can split up if absolutely necessary. The two oldest dc have SNs, but one or both may be able to stay with my parents, which would help reduce the cost for renting, but dm hasn’t been well recently, so I’d rather avoid that option if we possibly can.

What’s the best way to approach this? Is looking online pointless, so it better to contact local letting agents or am I on to a loser trying to get a local rental with a dog and a short-term let requirement? Did anyone else get a decent deal on an out-of-season holiday let? I’m starting to panic that we’re won’t find anywhere to book in time.

It’s annoying that a big chunk of build costs are going to go into our rental costs while the work is done, but there’s no way we can stay here while it’s being done either.

We've just finished 2yrs of renovating and lived in a static caravan in the garden. Would that be an option? Or 2 of you in a caravan and 2 in a garage onsite or separate smaller vans? It wasn't ideal, but we were onsite for deliveries, answering tradespeople questions and we made it work.

Don't underestimate how much dust, noise and disruption a renovation causes. Even rooms that are 'sealed off' got dust in them. I only mentioned on another thread tonight how sealed plastic crates still have dust and grit in them!

Are you in the UK OP? If the build starts in August, why would you think this is out of season??? Surely this is peak holiday time? 🤔Look on nextdoor.com in your local area and ask whether anyone local has an AirBNB/large converted garage etc you could rent longer term, or even just for when the dust gets too much, or to cover the week you can't stay at the other accommodation.

I wouldn't underestimate delays either. Rent somewhere for 6 months

There are very few furnished full home rentals other than holiday let's so an unfinished property will require moving your stuff in and out which is hassle & cost. Even finding a 6 month rental will be difficult as all upfront costs have to be paid by the landlord so that's often one month rent gone in fees so most contracts will be for 12 months minimum. Pets will also limit the market. Your best option is a holiday let. You just have to look at it as another cost of the build.
