2 mortgage advisors giving us very different figures

We have a mortgage advisor, she’s been working on a decision in principle all week for us. I thought it was odd to be taking so long.

We wanted to make an offer on a house so spoke to the independent mortgage advisor the estate agents have in their office.

She told us a DIP takes half an hour, and she got us one for 285k. We haven’t yet had the certificate through via email. She said she wasn’t sure why the other MA was taking so long to get us a DIP.

Then the first advisor has come back to us saying she’s having to appeal to get us a 212k DIP and offered us a DIP for 185k.

wtf is going on? Is this normal? They both had the same documents from us. Which advisor do I trust?

I'm no mortgage expert, but it does seem strange to get such different figures from two advisors working on the same info. I'd say it's worth double-checking the details with both of them. Maybe there's some miscommunication or a mix-up somewhere?

Oh hello, a zombie thread! In the end we went with a third mortgage advisor who quoted us somewhere in the middle.

I still can’t get my head around why some were quoting us so low when they supposedly all had the same lenders available 🤷‍♀️

Typing this from the kitchen of our lovely home and so relieved to be out the other side of buying.

Since you're in Liverpool, have you considered reaching out to a local Mortgage Broker in Liverpool? They might have insights into the market specific to your area. I'm new here, but I've heard good things about Mortgage Broker Liverpool – they could provide a fresh perspective and maybe shed some light on the situation. Hope you get this sorted soon!

The agents aren't allowed to hold you to ransom by forcing you to see their MA before submitting your offer/viewing a property. You can report them.
