How long after solicitor raises enquiries to exchange of contracts?

Our solicitor applied for searches and raised enquiries on the 17th of March. We are still waiting for the mortgage deed to sign as he is sending this with the report. I was wondering how long does it normally take to receive these and exchange contracts in your experience?

Really depends. It will be 6 months for us from putting the offer in to completion!

Depends on how many back and forths you go for with the enquiries!
You are still very much at a "how long is a piece of string?" part of the process.

It's so stressful are we are buying a new build and today was supposed to be our exchange date. Our solicitor advised he is doing his due diligence and will be sending the mortgage deed along with the report- I assume that's with all their findings from the enquiries raised but hasn't advised as to when this will be sent, as I know the next step would be exchange. Should I perhaps ask him if he received all replies to searches and enquiries instead? and if he is just at a stage of reviewing these

If you solicitor is at the stage of sending the report out, it strongly suggests all searches are back and enquiries have been satisfactorily answered.

If that is the case, and we have no questions about it, the next step then should be exchange of contracts, is that correct?

You've not mentioned a sale, but assuming there isn't one, and you're being sent a report and contract to sign for your purchase, exchange of contracts would appear to be imminent.

Return signed contract, arrange to transfer deposit, line up buildings insurance.

As long as whoever else is involved in the chain is at the same point sounds like you're nearly there.

A chain will only move as quickly as its slowest link.

I just emailed him (very hesitant to email him as he makes me feel as if I'm pestering him) and he said searches are back but there are still a couple of enquiries which are still outstanding..

Minimum 6 weeks for one property I'd say. I've no experience of a chain.
