Dampness on party wall (chimney stacks)

Hi everyone, looking for advice on Victorian terrace we are in the process of buying.
The survey came back with the following: "Dampness was noted on the party wall within the attic room, and the damp patches corresponded with the location of the adjoining property's chimney stacks. The uneven pattern of the dampness indicates this is likely to be from hygroscopic salts, which arise from soot deposits within the chimney flues. It is also possible that some of the dampness may be due to moisture ingress to the adjoining chimneys due to defective flashings, as there were some stains indicative of moisture running down the wall. It would be prudent before any repairs are undertaken to monitor the walls, particularly following heavy rainfall. If the dampness is due to defective flashings on the adjoining property's stacks, it may be the neighbour's responsibility to carry out repairs."

Has anyone dealt with a similar situation? In our opinion the wall looks to be getting worse (it wasn't as bad when we viewed the house last summer), I guess because there has been a lot of rainfall.

Grateful for any feedback. Cheers!

I’m no expert but I do have one piece of advice - if repairs are needed on the roof/chimney, consider the access situation and bear in mind that scaffolding is expensive.

Why not get the current vendor to resolve it before you buy it?
