Sole agent or two?

Hello
Selling a townhouse in Chiswick London, but unsuspecting property as it was a business so no family bathroom or kitchen but it's large and high ceilings, so lots of potential. No garden either so not really a family home just a small courtyard but if you want the postcode it's a good buy.
Will be over 800,000 gbp (I hope)
So do I just do a single agent or two?

I have two that I like, these are there fees:
1.4 % sole or 2% multi
And the other agent
1.25% sole and 1.75%multi

What are the pros and cons of single and multi?
Property will go on the market next week

Sole agency - pros: one point of contact, lower fee, cons: they are not competing with another agent to sell your home so may not push your home as much
Multi agency - pros: agents are competing against each other and may work harder as a result, cons: higher fee, may overexpose the property on rightmove/property portal, could give the impression you are desperate to sell.

Thanks lucky some interesting points I hadn't considered
My gut is saying sole agent but I really like the like the idea that they might fight harder if they want the sale 🧐

If it doesn't have a kitchen or a bathroom, it us unmorgatable. Does that make it a business sale or a do.estic sale - as you ta about it being g a house??
oIf a house: Sole.
If I see a property on with multiple agents, it screens "desperate seller" to me.
Frankly, if it's on rightmove, pretty much anyone serious will see it.

If it's a business sale, I have no idea.
