I haven't tried to sell or buy a house for a long time so unsure of best way to go about things. My house is on the market, 1 week and just 1 viewer (who said it was too small). Do I carry on looking for something I like or am I wasting people's time (mine included) until I have something firm on the table for my house?

Unfortunately, a lot of estate agents won't even let you view properties until you have accepted an offer on your own house these days.

Hopefully not all of them, but I keep seeing this come up time and time again.

Otherwise I suppose you could get never-ending chains.

I suppose it also shows them you are serious about moving if your house is already 'sold' (their terminology, it means sold subject to contracts being signed).

If the area you are looking in is not ridiculously high in demand (more buyers than sellers), you may find they are not so stringent, and having an Agreement in Principle (which online brokers such as L&C can auto generate for you) might be enough to get you through the door.

I think it saves potential heartache to wait, but does mean you might feel under a lot of pressure once you accept an offer. We tried not to view too much until we had accepted an offer, but there was only one vendor who only wanted people in a proceedable position to view.

we have been allowed to keep looking without an offer on our own house. It has allowed us to really get to know the area , see what is available and at what price… I think it is useful just to gather that knowledge so when you are ready you can make a reasonable offer.
It is true that it is a slow market so a house you like may be reduced in a few weeks time too… that’s my hope anyway!

I would carry on looking while you’re waiting to sell. The best way to make good choices with property purchases is to do lots & lots of research & viewings are a part of that because you can’t really tell that much from property websites

I work in this industry and noticed quite a higher level of second hand properties selling so to have 1 viewing in a week isn't the best.

I'd keep looking but wouldn't get your hopes up until you sell and don't make any offers until you sell.
