Can anyone recommend an area of Exeter that's nice for families and not full of students / HMOs?

We need a primary school nearby (walk or short drive!) and a safe walk to whatever secondary school is nearest.

We love St Thomas. Lived there before but it was just so bloody noisy. Mid terrace though.

I live in St Thomas as well but I’m in Higher St Thomas. It is very quiet and a quick walk to Cowick Street. Have you looked an Alphington or Exwick. Are you looking south or north of the river? Where do you need to get to for work?

Hey! I haven't looked at Alphington and the last time I lived there Exwick was quite shoddy! But I'm not sure if that's still true. But we're open to all suggestions.

My new job is in Southernhay but only 2 days a week and I'll cycle (off road. On designated cycle paths hopefully)

Quite honestly open to the whole city. As long as its a nice neighbourhood as I'm quite introverted 😂

Our last neighbours were so noisy with parties and smoking weed. Our beautiful garden was overlooked by about 8 other gardens and the noise from the road was awful. Sirens at all hours etc.

I'd love to live next door to a family rather than noisy students / HMO.

I'd love a nice community feel. But not so stuck up that nobody speaks.

St Leonard's, if your budget will stretch to it. Higher St Thomas. Heavitree. Alphington maybe. Possibly parts of Exwick. What kind of thing are you after for what kind of price?

Higher Pennsylvania, away from students. Walkable to Stoke Hill infants/juniors and St James and walkable to Southernhay. Or cyclable, but massive hill unavoidable.

I lived in St Leonards as a student. Very beautiful place but I think I need to focus on properties around the outskirts for mental health reasons. I need space around me and a good sized garden. In fact I'd go down to a 2 bed to justify a bigger garden.

I'm happy with commuting in via bus when required. It doesn't bother me (living in London, south of the river teaches you patience like no other!) 😂

Pensylvania, right on the outskirts near the woods? Feels very tranquil. Probably fine to bike into town down the hill. Might require peak fitness biking back home, though.

Gorgeous bungalow. I love it!

I was looking at the new builds over at Pinhoe and Persimmon literally design THE WORST houses, don't they?

Who wants to live in a narrow 3.66m wide 3 bed with a Brazilian strip for a lawn and a party wall made of paper? How on earth are they advertising them for £300k +

That's a poor financial decision if I've ever seen one 😁

(The other new builds are less bad / more spacious!)

Although the Persimmon ones are clearly not selling and falling in value.

I'm just shocked that in this day and age they'd even bother building such narrow homes.

EAST Devon:
Avoid Crancrook new town. Amongst other things there have been issues with the local heating hub which I believe all homes have to take their heating from. Local MP had to get on the case.

Broadclyst village has regular busses to Exeter, is rural and peaceful.
Primary & secondary academy in village.
Families love it but it’s expensive and they stay put because it’s such a lovely National Trust covenanted village. Huge playing field, tennis courts, bowling green, parish church. Killerton House within walking distance on a footpath. Good transport links via regular bus on main B3181 and train from Pinhoe to city etc.
Silverton village not too far away is very rural. Has local primary. School bus to academy as above. Both villages lovely community feel.

The lovely bungalow you’ve been sent via Rightmove link at Cowley looks as if it overlooks the main road out to Crediton? Does get busy.

Good luck. Exeter is a great place to live I’m sure.

Holy crap I didn't know this!!

The road does come out over that one but the house itself looks to be right up the top, a long way back from the main road.

Seconded about the stupid heating system in Cranbrook, it's ludicrous.

I quite like the idea of Cranbrook but not the reality of it, which is a shame! I'm all for cycling, trains and walking.
