We need to relocate to East Brighton for work. I know the area reasonably well but wanted perspectives on where’s best to live & if there’s anywhere to avoid. We love Rottingdean but it’s out of our price range so have widened the search to surrounding Woodingdean & Saltdean. What are these areas like to live? DCs will stay at current schools so we don’t need to be in ‘good’ school catchment areas & neither of us will be commuting so don’t need access to the station. We’re just looking for a quiet, friendly neighbourhood not too far from the sea. Thank you.

Woodingdean is fine but not much to it besides housing. A bit soulless I thought. Lots of young families for the obvious reason of being close to Brighton but affordable. No nice pubs/restaurants but you can get good coffee and lovely walks on the downs and some great views. Saltdean has the bonus of being by the sea.
Assume you are nearby if DC can stay in current schools. Do you prefer being outside of the city?

@Windybeachday Thank you. Yes we’re not a million miles away. We’ve lived in cities but we’d prefer a quieter environment/more space this time round & the downs are a big draw.

Saltdean is lovely, and you can walk into Brighton. Near the beach and some nice shops and cafe plus the lido is being refurbished I think.

Personally I would favour Saltdean, over Woodingdean. Woodingdean does get cut off in snow, although that’s a rare event on the SE coast, but still a nuisance when it happens. Woodingdean does have the private Nuffield Hospital that is excellent, been treated there many times. Saltdean is very close to Brighton, the Marina. If you can afford Saltdean, I would say it’s a better option. Seaford is also lovely, Ofsted excellent state high school, and has a train station, perhaps it’s worth exploring that option? You would get more for your money in Seaford.

I thought Saltdean looked great until I actually visited it. Then I realised it absolutely was not for me. It has cliffs rather than easy access to the beach. There is a busy road between the housing and the beach although there is an underpass to get there on foot I think. It seemed quite uninspiring overall and a bit dead. It's not an attractive place to look at either.

Brighton is 5 miles away so personally I'd wouldn't view it as easily walkable. Buses are expensive and the road is busy.

Depending on how you feel about busy roads there are a few streets around Whitehawk that are fine - some of the closes there are very nice and great value due to the proximity to the council housing whcih really is not that bad at all, and you have E Brighton park there too. You then have a walk into lovely Kemptown or easy cycle or bus to Brighton, or walk if you are feeling up to it. There's lidl and the strip of shops on Whitehawk Rd which are good. I lived in an area near Brighton college and it was great for community and not tooo expensive, but quite packed in.
Personally I would (and did) avoid Woodingdean as because of the single route in and out you can expect a regular 40 - 60 minute commute into Brighton whether by bus or car, which defeats the point of being nr to Brighton (I'm in a village 10 miles away and it takes me 20 mins to get in. There's also nothing much there except houses & few shops inc a co-op, and good luck cycling up the very step hills.
Rottingdean nice but expensive as you say, Saltdean isn't that nice imo, a housing jungle with busy roads. Like a beachside Woodingdean with almost exactly the same Brighton access and commute issues but the bus lane makes it a bit quicker. As others said you'd be better of looking at Seaford but it's becoming quite a go-to place to move to as great value plus train station and schools, so perhaps there aren't still the great bargains to be had like pre-pandemic.

Saltdean does have direct access to the beach. You just walk through the tunnel by the lido.
Saltdean is a bit more upmarket than Woodingdean imho.
That said I would also look at the “bottom” of Whitehawk, around the bus station and Broadway shops or Wilson Avenue itself as then you are in actual Brighton and near everything.
(Ps locals would not call Woodingdean or Saltdean East Brighton just in case you get puzzled looks.)
