Scottish building warrant/storage/renovation

Currently working on plans for a full reno of our house. Will need a building warrant.

Architects have drawn a lot of fitted storage in the plans, we have queried it and they have said we need it to pass/for (sorry can’t remember exact terminology he used) the building warrant, as we need to make sure there is a certain amount of storage?!?

I don’t want a load of built in stuff!!! Obviously not counting the kitchen in this. We want some things for sure but in other places we would prefer furniture. Also in DC’s room it means we can only have a single bed and in a certain position we don’t want it in - built in storage they say we need won’t fit at this side because of the windows. DC has a 3ft bed now….surely this is an overstretch and the government shouldn’t essentially be dictating what size beds we can have?!? There’s the cost element as well we weren’t counting a load of new furniture as part of the build costs. Were hoping to make do and get in the spring or summer sales next yr.

It’s a junior guy working on our project, fine in practice. But has he got this wrong?

I looked through the building standards handbook and couldn’t see anything relating to storage but DH says he’s adamant. Want to check before taking more senior.

Scottish Building Regs say that there has to be enough SPACE for storage in bedrooms etc. They do NOT say that the storage has to be built in, though it can be.
See here:

"3.11.1 Apartments [= rooms, apart from kitchens, utilities, bathrooms]
Every apartment should be of a size that will accommodate at least a bed, a wardrobe and a chest of drawers, this being the minimum furniture provision that may be expected in such a room. Associated activity spaces for each item of furniture should be shown as in the diagram below. A door swing may open across an activity space....
[there is a daigram in the handbook here]
Additional information:

  1. Activity spaces for furniture may overlap.
  2. A built-in wardrobe space of equal size may be provided as an option to a wardrobe."
