Is Elmer's End good place to live?

We are considering purchasing a property in Elmer's end near the station. However, when we were there once, the area looks a little boring? What's like living there? As we planning for kids soon, is it good area to bring up a family for 5 to 10 years? Any attractions? I assume for any activities you have to go to Beckenham junction?

Can you stretch your budget to Beckenham? It's much nicer. Elmers End isn't the nicest and not much there apart from Tesco, a few restaurants and a couple of pubs. Easy enough to get to Beckenham though.

Unfortunately the prices in Beckenham are too expensive for us. We are able to find 2 bed houses in Elmer's End for around £400k

Elmers End is ok. It's easy to get into Beckenham town centre. There are some nice houses there.

What about Penge or Clock House? A bit more going on but still close to beckenham.

Elmers End is fine! Not necessarily the most exciting place on the planet but it’s safe and has great schools both primary and secondary. There’s a mainline train station too. Plenty of parks / woods and useful shops. Easy public transport access to Bromley, Beckenham etc. I’d prefer EE over Beckenham with a young family tbh although Beckenham does have great cafes and restaurants plus of course the lovely Beckenham Place Park

The Elm Tree is quite lively has music & various things going a few nice restaurants & cafes, but it’s literally only ten minutes in the bus or tram into Beckenham where you have lots of pubs/bars/restaurants, West Wickham is also near & again some nice pubs/restaurants etc.
the schools are good, transport is also good it’s a safe enough area.

I would say it is a good place to live. Prices are more affordable than Beckenham but still close to there for shops/bars/restaurants. Also near Bromley and West Wickham. The large Tesco is there for every day shopping and there is a pub and a couple of restaurants. Transport is good with station, tram and buses. There's the country park as well.

Look to Penge or South Norwood if you want more going on and more of a London feel. Both have good transport links.

Not the most earth shattering place, right next to the country park and the big tescos which is handy, also very easy transport links into town. Lived not far from there for most of my life and I wouldn’t say it’s bad! Near enough to Crystal Palace and Beckenham, near to services and shops in Croydon and Bromley. Perfectly acceptable place to live tbh.

I live in Penge/Anerley- nothing wrong with it!

EE is good, close to Beckenham, South Norwood country park, schools are good, good transport links.

Agree nothing wrong with Penge, has a lot of community events some very useful shops & a couple of really good restaurants Crystal Palace park just up the road.
