Am trying to sell. Have a deadline or will loose onward.

Have had 2 second viewings this week. Both keen. Then vanished. Not responding to agent, not answering phone, no feedback at all.

Just say you’ve changed your mind? What’s the point?

There's something they're not sure if they can look overlook and they confirm it to themselves on the 2nd viewing but are too nice to admit what it is. That's my guess anyway.

Buying a house is the biggest purchase most people will make in their lives. It's not something that can always be decided on over night. Estate Agents can be quite.. pushy, in your face, impatient - and I get that, it's the nature of their job. However, prospective buyers may need some thinking time without added pressure from the Estate Agent.
When I've viewed previously, I've found it frustrating that Estate Agents call the next day wanting to know if I'm going to make an offer, so I'll admit I've avoided their calls to have extra breathing/thinking time.

Not everyone's needs are as urgent as yours and many won't want to, and won't be in a position, to make overnight decisions. Estate agent staff can be very pushy and annoying. Your viewers may be taking time out to think about it, may be wanting to wait whilst awaiting a viewing on another property, maybe waiting for a meeting with their mortgage broker, etc.

Yes, I appreciate, you're in a rush and getting stressed, but your viewers may not appreciate being constantly hassled by your estate agency staff.

When we bought our house, the EA staff were a pain in the arse, so we deliberately ignored them whilst we were getting our ducks in a row and certainly didn't feel like constantly giving them updates as to our every move. When we were ready, we contacted them with offers, etc., but it was several weeks between first viewing and final offer. In my mind, it's far better to be sure and get things confirmed/sorted than wasting a seller's time by making offers etc that we weren't 100% sure about, meaning a risk of us pulling out which would be more annoying for the seller.

Ha. Like the agent isn’t going to ask them why. They don’t want to get into a conversation. You know they’re not interested. You don’t need to hear it out loud.

Ha. Like the agent isn’t going to ask them why. They don’t want to get into a conversation. You know they’re not interested. You don’t need to hear it out loud.

It would be helpful to have feedback. Most people (myself included) struggle with being honest in these situations, but it's good for the vendor to hear. Even the ridiculous feedback, when they announce something that was obvious before they viewed anyway, as at least then you know they're just being ignorant and there's nothing you can change.

Hate time wasters like this! You do get them! Also the ones that come and view houses with no intention to buy - the effort the vendors put in to get it ready! 😡

I get that's frustrating, but I think it might be less that they're time wasters and more that they love your house and were really hoping they could get past the small garden but couldn't.

I remember your house and that's the only thing that would have put me off. You've made the most of the garden you have though and it's lovely. You just need to be patient - not everybody wants a big garden!

Exactly. Lots of things you need to see in person to see if you could get past because the rest of the house is great

I wonder if estate agents don't like to pass on negative feedback for fear of annoying their client. Pretending that the viewer is not responding might be easier.

I think the potential buyers not getting back means they are not interested. It's very disappointing after second viewings though.

I know it's very hard but all it takes is one buyer and from my experience I just knew when I met them.

People can afford to take their time in this market so will want to ensure its the right house for them before making an offer.

Maybe they have other viewings? Maybe they need more time to think about it and a day isn't enough for some people. It doesn't mean they are timewasters.

If it makes you feel better, when selling a three storey town house, one viewer's feedback was it was too tall!!

Selling a property sucks. Some people are loons.

Frustrating isn't it? I once gave honest, not unkind or rude, feedback on a house we viewed and the EA told me she was grateful for my honesty because hardly anyone gives worthwhile feedback.

Wd have sold two houses in 5 years. Comments have included “too small”. What do they think a 2 bed starter home like all the others on the estate will be? A palace? It’s just very silly. They usually cannot afford anything bigger! At least that’s feedback. We have had a few who disappear. When selling a rental house right now, money was usually the issue. Mortgages went up and they needed a new offer so they could not afford the revised repayments. It’s sold though. It only takes one buyer and a sensible price.
