Neighbours Dodgy Builders

Anyone awake and got experience. My neighbours have just had some work done on their house and there is damage to mine. Tbh the work on their is also visibly bad.

The workers are also for want of a better word extremely dodgy and not the sort of people you can discuss this with.

I have already advised neighbours I will be getting work assessed and I will need it to be redone.

Approaching these builders to rectify would not be a good idea in my view.

Anyone been through this and got an practical advice.

Do you have buildings insurance? And legal cover?

Mine said that where neighbors Builders damaged my property to get costs to rectify via 3 quotes. Then claim those damages from the builder or next door. Mine would have been small claims court level.

I didn't bother in the end partly so I don't have to deal with the selfish asshat neighbour.

I have buildings insurance, sure it has legal cover. Prob is I rang once to ask advice and it came up as a claim at renewal so I'm wary of doing again.

At the moment neighbours are being ok. I think their work needs complete redoing anyway which would by default fix mine.

I have also contacted CAB. There will be no recourse through builders.

We got a quote and claimed it from the neighbours, it was for less than 1k but not something their builders could fix, required a specialist. It was a hassle and got unfriendly and they tried to force us to claim it from their builders, I was persistent though and it was resolved with my recorded delivery 'letter before action', I got a template from the web which I reworked. Relations have since thawed.

They do accept they made an error in choosing these workers. Think fake Google reviews, photos stolen from other business pages. Mailbox address only.

I am going to have to go this route. I sent them first quote to fix my part of roof and they just replied with we don't have the money the builder is coming back tomorrow to fix it.

As he was meant to be here yesterday and wasn't I suspect he has cut his losses and disappeared. They had paid him most of the money.

He is effectively untraceable and I imagine that usually people don't see the state of their work until it's too late, unfortunately for them I have a loft conversion and a Birds Eye view of the quality.

I am seeking level advice this morning as based on the work done I do not want them anywhere near my roof again and Even if they did 'fix' it I would still be getting quotes to repair as it is so hideously bad there is no way they would fix it properly. We are not talking one element of bad workmanship the entire roof is a bodge job and worth it cowboy builders from hell etc etc.

I am concerned that if they do come back and access my roof and I refuse about the outcome of this - re deliberate damage to my property etc.

No party wall. Work on their roof we are mid terrace. I did not even know work was happening.
When they took tiles of their roof they went onto mine and removed some of mine edging a drainage gulley. That gulley is now trashed.

We're going through something similar at the moment although it's works to the party wall amd they failed to follow the party wall act. First day of work and their builders punched a hole in the party wall in the attic. Then they started up work at 8am on a Sunday which is against local authority which says no noisy building works on Sundays or Bank Holidays. So that was reported. Absolute cowboy builders. We're going to have to get a surveyor in to get a report on the party wall and take it from there.

I am going to have no recompense from builders and tbh I am worried about damage to my property if I get in an argument with them.

Neighbour does not understand who he has employed. The state of his roof is worse than mine and if we have some heavy rain he's in trouble.

He is saying no proof of state of roof before. However Google street view gives some great quality dated pics so he's going to find that hard to argue.

I understand he is probably panicking as not long moved in FTB and have no spare cash but that's not my issue.

What's really galling is I paid several hundred to have the valley redone just 12 months ago.

I think you might need to end up going through your insurers for this.

They can argue it with their insurers.

You needed to have a PWA in place.

Cowboys.

@SquishyGloopyBum you may be right. Just checked and I do have legal cover on my home insurance.

Will have an initial call today to get an overview and see where to take it.

Hoping to go small claims and avoid insurers.

Also l have lined up another roofer to come and do a full survey as I think there are also other areas of damage I can't see.

Well this is outing if me neighbours on here but after having spoken to solicitors this morning and being sure of my position I ended up having a screaming match with the roofer in the street as I came back after nipping out to find him standing on my roof.....

It took a long time to get the message across that I didn't want him anywhere on my roof and I didn't want him to fix it.

Honestly it is so unlike me but I was so irate.
