Incorrect Zoopla Entry

It's not the end of the world, but Zoopla made an error in terms of the size of our property, and this 'update' happened at some point in the last couple of years (we live in a detached house). It used to have the correct details but now it's listed as roughly 40% smaller, which I'm assuming is affecting the estimated house value.

I realise that Zoopla estimates aren't always that accurate anyway but it really irks me that they won't correct this error (even though they have the actual sales brochure from when we bought it, which includes the floor plan with correct square footage).

I did ask them to amend it but say they don't do this anymore and asked me to get in touch with Land Registry but they, in turn, asked me to contact Zoopla so I'm not getting anywhere!

Has anyone had the same issue and, if so, how did you manage to rectify it?

I have the same problem, it lists my house as two bed rather than the three bed it is. I haven't tried to change it I must admit. I'd be interested to know how it is possible to get it changed

Why does it matter? If you’re selling it the estate agents will sell it with the correct square footage and floor plan.

Mine is actually bigger on the Zoopla listing. I had the correct details from the estate agent when I brought it though.

Ours is incorrect too as it doesn't include the extension.
Not sure it matters though as estate agent had it all correct.

It would just be nice to see a (more) correct valuation. No intention to sell so don't want to involve an estate agent, just useful to know the estimate/value.

Zoopla valuations are notoriously unreliable. Mine is valued ridiculously higher than its true value.

Put it up for sale with the correct parameters, take it down after 2-3 months. And I reckon Zoopla will update itself. 😂

Mine is listed as a house over a mile down the road. Looks lovely but it’s not mine 😆
not bothered, EA will have correct details and correct house when I sell

Yes Zoopla are rubbish, I've spoken to them 3 times and they still have done nothing. My house is apparently a bungalow.

Yep. My house's value is listed as significantly lower than it should be. It's a large detached with land, but Zoopla has it at the same value as the semis nearby. I don't really care... If we were selling I doubt someone would question the price due to what it said on Zoopla.

I'm sure a few years ago you could change it yourself... someone I know said they did!

The house opposite me has lost a bedroom and reception room, become terraced rather than semi detached (as it is), knocking about 150k off it's valuation. It's rented and I always assumed the landlord had made these changes himself, but wasn't sure why. I could only think he thought his council tax band might change 🤷

Am I missing something ? Are we meant to be checking Zoopla? Why does it matter what information they have on my house, I can't ever remember visiting that website, am I failing in life in some way?

Zoopla are completely useless.

Apparently the value of my house has more than halved in the last couple of years (i.e. the Zoopla estimate has halved). To a value considerably less than we paid more than ten years ago (and no, I'm not anywhere near HS2 or anything that might have caused the value to go down).

To be fair it is a rural postcode with a small number of houses, so it is more difficult for them... but still.

Well, we have a couple of rental properties so I always keep an eye on them as the value v equity is quite important when remortgaging but also when looking at general trends in the rental market. Not interesting in selling...

You used to be able to update the details yourself, but that stopped a few years ago.

It's just annoying that it went from a correct to an incorrect listing. Plus they have even taken away the fact it was sold so it's down as 'listed' back in 2015 but not as 'sold' (which was previously the case). And annoying that they refer you to Land Registry who in turn refers back to Zoopla!

Regardless of what people say, estate agents and surveyors (e.g. when remortgaging) will look at Zoopla although of course it won't be their only point of reference.

My mothers is identical to her neighbours (semis)
One is worth £670k and the other is worth £350k (less than as a new build in 2007) according to Zoopla

So, Ive had a look and out of the 3 "facts" about my house, no of bedrooms, type of house and tenure two are wrong and the so called value is laughable

There is one house for sale on my street, it's been for unsold for about 6 months at £150k less that their valution

But well done if someones making money running such a useless website

Zoopla is hilarious! Our last flat was valued about £100K less than we finally sold it for.

It featured photos of a completely different flat - honestly, no one will be looking at their valuations.

It does matter a lot, or at least it does where I am. Local for sale prices are pretty much right on the Zoopla mid price. I've had 3 valuations and they all insist on a price that is mysteriously close to the Zoopla price. The problem is we bought it as a house in need of complete redecoration and renovation. Complete redecoration, rewiring, adding a new bathroom over the garage, removal of asbestos, new windows and french doors, open planning the kitchen and living room. The Zoopla price is for the 1960s house and the estate agents insist tjey are right to go with that. The reason? I suspect it is because buyers will look at the Zoopla price and make the sale harder and for the estate agent valuing low makes a very easy sale. Estate agents are not acting in the interests of the seller.

If you can't update it yourself, I have a feeling it pulls info from Rightmove listings. I know of a house that was correctly updated to a five bed and had an EPC rating added after it was on the market a while.

But honestly, it's so awful. You just need one expensive house to sell and it spikes the prices in the area ridiculously.

Hopefully people will become more savvy about this over time and learn to ignore it.

House opposite my friend has about 10 acres, 4 massive reception, 4 or 5 bedrooms, swimming pool, detached garage bigger than most peoples houses was sold for 1.8 million nearly 2 years ago, Zoopla estimates £230-345. There are no properties for sale in the area with 3 bedrooms, let alone 4 in that price bracket, 2 bed you might get but wouldn't be detached it'd be a flat.
