Hello
Just wondering if anyone in the process over last six months or so can advise how long the conveyancing process is taking? Assuming nothing serious gets flagged. We are in the SW if that helps. I appreciate it may be dependant on lots of factors but would be great to see if there is an average.
Thanks :)

SW here.
Offered early August, moved mid November. ( Buying and selling. )

5 months for our recent moved only 3 in chain but should t have been so long but issues from previous convenyencing mess ups added about a month delay

We did it in 7 weeks in 2021. Sold our help to buy flat (nightmare) and bought a freehold house. But I was on mat leave so literally went into crazy mode phoning and hassling all day long (poor baby ha!). Completed on last day of stamp duty holiday.

We viewed and offered in Scotland 28th February and exchanged Friday past which was the 31st March. No chain but both keen to progress.

We had an offer accepted 31st May, completed and moved in 19th August. We're in Scotland and 8 - 12 weeks is standard here.

I'm in Scotland too, have bought and sold several times over the past 30 years or so, and always reckon on between 6 to 8 weeks. Sister is buying just now and is looking at 10 weeks, but that's with a complication due to the vendors choosing not to sell an outbuilding associated with the property so deeds have to be changed.

I don't understand why it takes so much longer in England. Don't know about Wales or NI.

We offered on 19th August and completed 19th October, that was a vacant property and we were first time buyers, so less messing about. There were delays with the searches, otherwise we could have completed quicker

I don't get the English system either. Can't imagine having to wait months/a year until the vendor found a place they fancied?! We've bought 3 times, sold twice and had the same experience as you, usually aim for 8 weeks but can be up to 12 if there are any complications. My DH is from NI and says they do it much like us.

Offered mid Feb. Completion will be before
the end of the month. No chain. Approximately 8 weeks I think it will be.

TeaChocKitKat · 10/04/2023 09:25

Assuming it all goes ahead this week as planned it will be 14 weeks for me without a chain. It would have been less but there were a couple of delays due to leasehold queries.

Feb until end of August. That did include loosing our first buyer at the point of exchange.
Luckily house sold again very quickly, and took about 10 weeks to go through (thanks to a different estate agent than the one we sold with first time..)

Northwest here, no chain. Offer accepted 22nd Feb-exchanged 5th April and will complete 2nd May. Good solicitors and agent who was also chasing for the vendors.
