Too early to offer?

We made the mistake of viewing a house too early and we absolutely love it. Our house is being photographed on Thursday ready to go on the market. We are marketing at £550-£575k . The house we love has been on the market for just under 2 weeks at OIEO £750k. We have spoken to our broker and are comfortable with repayments if we get £550k for ours and pay £750k for the new house (we have taken fees, SD ect into consideration). 2 houses like mine on my road sold last month quite quickly for £555k and £565k. The house we own and the house we want are both the same EA.

I am tempted to just offer - can we even do that? Or should we hold our nerve? I want our EA to get as much for ours as they can and also don’t want to pay more than £750k so don’t want to show our hand too early. But I don’t want to miss out either…

I don't see the harm in putting in an offer, you're at an advantage being with the same EA. They will want to get as much money for you as they can (higher commission for them), and you don't really know who else is in play for this house. If you really love the house, don't risk losing it - make your feelings known! Good luck.

You can offer, and they may welcome it, but they won't refuse offers from others unless you've sold - because the purchase depends on your house being sold. I don't think it is worth doing until you've sold as it means very little in reality.

I'd do it. You never know what a seller may be thinking, and it establishes that you're keen.

We just had a similar scenario last week when we fell in love with a house and immediately indicated we wanted to make an offer… before we knew it, there was another offer and they wanted Best and Finals before Friday. Suddenly there 4 offers and of course we lost as weren’t proceedable!
So, with hindsight, I wish I’d just indicated my interest and asked them to keep me informed of any further developments…. It’s not like they would take it off the market for you, they may just use your offer to further increase other people’s!

The EA obviously knows you situation. Pick up the phone and speak to them and see what the vendor of your desired property says?
You could mention that you love the house etc and is the only one we are interested in and would definitely be wanting to place an offer in, however, we have yet to sell ours, however confident it will sell quick?
You could set a 2 week timescale?

The risk also, as much as you’re willing to only pay £750k for it - someone could be in a position to offer more. I wouldn’t put all your eggs into one basket.

You’ll never know if you don’t ask.
