Survey for 1930s terrace?

I need to decided what type of survey to request for the 3 bed terrace (miner cottage type) I am in the process of buying. Likely to have been built in the 1930s.

I am not sure as to whether I should get a level 2 or level 3 survey.

The property seems in good condition and has been maintained well by the current owners.

It has been extended (kitchen) and there is also a loft conversation with Velux windows. Boiler not completely recent but not ancient either.

I was thinking of getting a level 3 due to the property's age.

Frankly I know that with older properties there will always be some issues so I fully expect things to be flagged up in the survey and it won't bother me too much, but I just want to make sure I don't buy something with major problems like subsidence.

What would you do?

I'm not familiar with numeric levels but I have got full surveys rather than homebuyers both times I've bought - first for a Victorian terrace and second for a 60s semi. The only time I would consider making such a massive purchase and commitment without a proper survey would be if I ever bought a new build that came with warranties.

So if level 3 is full survey then my advice is do that. Not doing so could be a very expensive mistake.

Our surveyor talked us out of the level 3. Said he had a duty of care to tell us anything he found that would adversely affect us if we buy it and all we would get for the extra £150 is more typing and details about how the house was constructed. We were fairly happy that it was likely to be relatively sound and he has confirmed this and we’re happy with the info provided.

If you get a level 2 they will tell you if there are any signs of structural issues that are obvious and then you can get a structural survey focused on the specific issues which will be much more useful. The level 3 will be more generalised and less useful.

Thanks everyone for the feedback so far so it seems like level 2 might be a good idea and then follow up if needed if there is a particular concern.
