How long to wait after offer

Feeling a bit annoyed, house on market for 6 months, put an offer in asking price as it’s a house that ticks all my boxes and have researched the market in the area and feel it’s a fair price.

Seller has left it hanging a week and now needs another few days to decide? No other offers in the table. Am I being used as leverage for other viewers here? Has anyone had a similar experience?

They might be selling with an ex partner who is trying to stall things. We had that with our last house, wife wanted to sell and her ex messed us about. We did buy it , but he took his time accepting the offer.

Yep we had this as they were sorting the rest of the chain (all being handled by same agent). And on previous property it was a couple getting divorced so they couldn’t agree to accept the offer or not. Sit tight 🤞

Yes fully proceedable as cash in bank. Just a bit concerned as it all sounds a bit woolly. Single person in the house and not sold after 6 months, what would they need to decide after near on 2 weeks?

This would really annoy me too. No good reason they can't give you an answer yet unless they're not even that keen to sell. I'd probably throw my toys out of the pram and say decide by whatever deadline you're happy with ( I'd go for today ) or my offer is jo longer there.
There's always, always another house.

Yeah I was thinking that, a few more places have come up that tick the boxes so I’ll view those I guess. It worries me that there’s no decision and it’s dragging on, doesn’t fill me with hope for the rest of the process if accepted.

It also makes me smell BS because it’s not like you just wake up one day and think oh I’ll put my house on the market and then months later still not have a plan or price in mind? Am I being a bit unreasonable here?

Nah you're not being unreasonable. You should have got an answer within a day max. Not sure that they're using you to drum up interest, don't even see how that's likely if it's been on for a while. They'd be back to you in a few hours asking for best and final otherwise.
I think just a reluctant/ unsure seller who'd possibly be difficult throughout process. Definitely push them along.

Yeah I am a bit concerned that they don’t really want to sell. Ugh how do you strike the balance of not being pushy but not hanging around forever?

Tell the agent that you're going to view other houses since you've not heard back. Might get them to hurry the seller

I'd tell them your offer is valid until 5pm on Friday and after that you'll be withdrawing it.

You've already hung around for way longer than has ever taken for a seller to get back to me. It's usually hours or 1 day. Anything else is an unmotivated seller.
When you're selling a house you always, always take a call from your agent, unless you're avoiding the issue, or you really don't want to sell.

@cicily NOt with purple bricks is it! We had this, waited over a week for an answer and then our offer was declined. This was in October and the house is still for sale and for 7500K less than we offered - very weird!

@MrsBlondie No just total silence! My concern is that’s it’s been on so long so not sure what the silence and delay is about. I’ve found one today that ticks the same boxes and more.

Oh it was lovely thanks @Roselilly36 but no parking and a few other things so will keep looking!

Still no reply from that vendor I posted about or the EA, 2 weeks now! Obviously not arsed about selling.
