Est. cost for single story extension & kitchen refurb

Hi all,

Hoping to get your advice and experience

Checking in here so I know If the builders quotes are coming out wildly high.

West Midlands based.

How much would you expect to pay for a rear single storey extension (3 bed semi), 10ft by 20ft.

In addition, kitchen knockthrough into dinning room, complete refurb, for total space 18ft x 13ft.

Maybe £100,000? We spent £120,000 or so all in, in South Wales 18 months ago. That was a slightly bigger area though, and included a utility room and downstairs loo as well as the kitchen.

In terms of the overall spend, much will depend on the finishes you choose. You could easily spend £40,000 or much more just on fitting out the kitchen if you're feeling flashy!

Our initial quote from the builders didn't include things like kitchen units or flooring and came to about £80,000, but there were a few unexpected costs on top of that due to issues found with the existing building during the works.

We’re in the middle of planning a 24 m ground floor extension and refurb of existing space, to include downstairs shower room and new kitchen. We’re also having the whole house rewired at the same time.

We’ve only had estimates so far, as we’re still jiggling the architect’s plans to make sure we’re 100% happy, but we’re getting between £2,150 and £2,250 per square metre as estimates, not including kitchen (which is being fitted by the manufacturer) shower room fittings, tiling, lights or flooring.

This is for a mid-range build, no high-end glass, fancy roof-lanterns, bifolds or anything, but a decent quality finish to mist coat that we can then decorate ourselves. Bearing in mind, actual quotes could come out significantly higher.

We’re getting multiple quotes, but if the price is right, our build route is likely to be a main contractor who manages a team of independent, specialist tradesmen. He comes highly recommended and he and his team did a fantastic job on the house next door last year. That was a particularly useful experience for us as we could see that they were professional, reliable, kept everywhere tidy, turned up on time, worked hard and did a good job and at the end our neighbour gave us the tour, so we could see the quality of their work.

We’re also in the West Midlands.
