Opinions needed pls - potential

Hi guys

Found a house that needs a lot of work, but it’s got potential..
It will fit all our needs but the garden is a lot smaller than I’d like, please can you have a look and tell me if you think it is too small? Could I put a shed out there and still have space for the kids to run around?

any potential pros and cons you spot will also be helpful, thanks.

Small shed, somewhere to sit, bbq space and a trampoline....you might not need a shed as the garage looks huge....

You would need to remove the red carpeting immediately so your eyes don't burn out, but I think it has a lot of potential.

The kitchen could be expanded into the garage which is a nice option to have. I think the garden could be lovely, and kids don't stay little for long, so in a few years playing outside won't be that big of an issue. Children are also very adept at making do with what they have. The master bedroom is big enough to have a separate home office area which is very nice.

To add, as the pp said, the garage is so large you probably wouldn't even need a shed.

It's very uneven distribution of room sizes, and I suspect it will need quite a bit of work - check the artex for asbestos.

It's quite hard to tell the size of the garden - I think you'd need to go look at it. It's certainly not tiny, and has potential to improve massively.

A lot of artex. Needs a rewire. Gas fire probably needs to be condemned and removed. Church on one side means traffic on Sunday mornings. Their car park is elevated, I’d definitely take a look from the church back at the house for privacy. House at the end of garden probably means garden will be in the shade. Tiny knackered kitchen that could extend into the garage at some cost. Bathroom has nowhere for toiletries.
Looks like your typical old persons house that was last maintained 30 years ago. There’s an alleyway on the side that serves other properties. Drive is not in great condition. It’s on a B road.
It might be better to find a done up house for 525.

Lots of artex to be removed .
I'd do what I've indicated on my attached drawing 😁The garage is huge. You could take away fire that half if it and still have a garage 1.5 x the size of a single car garage.
I'd create a door from the hall into the garage and have a downstairs shower room there. Then I'd create a large space across the whole of the back of the house using the back half of the garage as part of that. I'd put a utility room at the end. Then a kitchen/dining area/family area and then a study or snug.
Upstairs I'd make the ensuite in the big bedroom big enough for a bath as well as a shower, remove the kitchen and build a walk in dressing area with lots of storage.
The garden is not tiny and with some work could easily accomodate a smallish shed, a patio and a garden area.The garage would still take bigger stuff.
It's a lot of work; artex, building work, re-wiring, kitchen, bathrooms, wardrobes, landscaping. Probably at least £100,000 including decoration, flooring etc.

Nice house and I think the garden is a decent size, you could do a lot with it and I am sure you could fit a shed in the corner/ maybe down the side.
As others have said there is a lot to do, don’t underestimate how difficult/ expensive it is to find good trades at the moment. The best people will be quite booked up- would you be happy to live with it as it is for a while (6 months?) if you had to?
There is a LOT of artex which probably contains asbestos- not a problem in itself but you may need specialist help to deal with it which could add to the expense.
Make sure you thoroughly check windows, roof and boiler. All very expensive and may justify a small price reduction.
You might also want to check the insulation in the garage end (upstairs and downstairs) sometimes extensions weren’t built to the same standards as the rest of the house.
Also you’re quite close to the neighbours and I’d suspect you won’t get full answers from whoever is selling the place- I’d spend a lot of time on the street/ in the local area sussing the place out (especially in the evenings etc), and yes definitely visit when the church has a service.
It’s a nice place with bags of potential though.

I think it has a lot of potential to be a great home and is a really good size.

It does look like it hasn't been maintained for a long time but you can negotiate on the price.

As other have said the Artex ceilings might contain asbestos.

I have seen quite a few properties like this where I am looking: home that are owned by older people and that have not been updated/maintained for 30 or 40 years...

I would also check the heating system. Quite a few of the similar houses I have seen still had back boilers rather than modern set ups and it is something else you might need to remove.

Also expect to have to rewire potentially.
