Garage conversion-how much?

If you have converted a garage into a internal room recently how much was it, what did you have done and did you need planning permission ?

I'm in the south east if that makes a difference to prices.

We converted an integral double garage at the start of covid, 2020. Walls needed insulating, floor needed insulating and bringing up so lots of concrete, everything plastering and spots and underfloor heating. Already had electricity to the garage. Oh and brick wall plus two windows. Approx £18k. For a simple conversion job where you literally know everything that needs doing, you can cost it up yourself and see whether you think the quotes are reasonable. There are no unknowns like steel beams, foundations, roof materials etc etc. So builders shouldn’t need to give themselves the “headroom” aka massive profit margin they usually do in the South East. You will get quotes for 50k no doubt so just be armed with as much knowledge as possible. Also we had to replace the boiler as the new room added a lot of square footage- again we knew how much this should cost so we got it done by an indie contractor when the builder quoted double market rate in the middle of the job.

Depends on the level of work involved. I would say around the £20-25k mark as a minimum. As I assuming the building is already there then planning permission won’t be required unless you are in a conservation area.
I would get quotes though. Don’t always go for the cheapest!

Gosh sounds like I got a bargain. Mine was finished the xmas before covid. Split into two room with two windows. Was a basic finish not decorated £7000 in the midlands

We paid about 8k for ours, that included electrics and heating. We decorated and did floor ourselves. These prices I'm seeing are crazy, up here in Yorkshire you could have a large orangery built with heating for less than some of those prices and that's starting from scratch. The garage is already there, no foundations to mess around with! You shouldn't need planning permission but building regs recommended which cost about £800 up here.

You absolutely do need planning permission in some areas - check your council policy. Round here you cannot remove a parking space (which a garage counts as) if it takes you under {number of bedrooms minus one} parking spaces for the property.

Around £14k in South East, included a window either end and back door, and knocking through to the house. Electrics there already and no meters to move, they did add a radiator. Didn't included flooring. Very happy with it!
