Hi guys,

I need some help please, I found a house which is literally perfect for my family, only thing is it’s 3 bedroom but we need a 4 bedroom (so maybe not perfect)

we are open to the idea of a loft conversion but not sure a loft conversion can be done on this type of property? The back of the property looks like they’ve gone into the loft already so not sure, please have a look and let me know your thoughts

Gorgeous house. Have you checked if any of the neighbours have loft conversions? It will give an indication as to if the height is there (or just view the property and check in the attic yourself)

have you considered a garage conversion as an alternative? You could make a bedroom with an en-suite at the back

Lovely house but bedroom 3 is tiny.

If you can do the loft conversion you will have to give up a significant chunk of bedroom 1 or 2 for the staircase, will that be ok?

Building over the garage might be a better option, with access from the landing at the top of the stairs. That will cause less disruption during the build as well.

Loft conversion is permitted development. There’s no 2nd floor floor plan so cannot see they’ve used the loft. Putting in a staircase that meets building regs approval might be the challenge. If anyone sleeps or works up there, the staircase must comply for safety.

That kitchen diner looks gorgeous, like the previous poster said I would look at converting the garage in to a fourth bedroom, it only looks big enough for a smallish car.

the garage would be a playroom/study for the kids.
looks like extending over the garage may be an option.

Yes I think extension over garage would be more cost and space effective

I think you could maybe do a hip to gable and put the stairs over the existing stairs losing bedroom 3. That's what we did with our 1930s semi (but we didn't have a bedroom 3-it was a cupboard off bedroom 1 so we lost a section of that for a new hallway-but you already have one there)

Where we are now has a garage conversion & extension over-just be careful with the widths of the rooms, ours are just under 2.3m so we don't really have room for bedside tables with a king sized bed!

You can see from the satellite view that some of the neighbours have done loft conversions. You might need to lose bed 3 to get stairs in. As pp suggest convert garage or extend above it (as neighbours have, from the plans)
