Does a freehold transfer when selling?

We bought a house about 18m ago that was 100% definitely freehold. I know the person we bought the house from and knew when they were buying the freehold.

We finally got our land registry documents back and I can't say I understand them very much! There are two documents. One mentions the leasehold from when the house was built (and mentions the old leaseholders and the cost of the ground rent) and the other talks about a freehold. We aren't paying ground rent to anyone. When I look on zoopla it says the house is leasehold but I'm sure it used to say freehold when the old owner owned it.

Does a freehold automatically transfer with the sale of the property? What do I need to do?

Speak to your solicitor who did your conveyancing and see if they can confirm.

It depends what type of transfer is done.

a freeholder can transfer the freehold or they can start a leasehold interest.

We bought the freehold and the leasehold. The leasehold kept access rights to the rear of our property, but this was fully explained by our solicitor.

It sounds like the house was originally leasehold, then someone bought the freehold too. There can be rights you need that are only on the leasehold, so you need to keep it. It’s not unusual.
