Who best to conduct viewings - estate agent or us?

Going on the market this week and we're not sure whether it would be best for the estate agent to show prospective buyers the house or if it should be us.

We would rather the estate agent do viewings, but, the house is very old and without anything like it locally (the 3 valuations we had to price the house for market had £125,000 between them! - we went for the middle price), and we're not sure if given all that, an estate agent with little knowledge of the house would be best to make a first impression on a prospective buyer.

When you're viewing a house that's different with a lot of history, what would be your preference?

Estate agent - they know how to sell a house.

I hate it when it's the owner pointing out minor features, horrible features I have to pretend to like and saying things like 'here is the kitchen'.

Well estate agents certainly know how to bullshit... probably why I prefer not to be shown round by 1! I'm instantly suspicious the minute their lips start moving 😂

I hate being shown around houses by the owners, even if they just stay in one room and let me wander around the rooms by myself. I always feel I have to mind my Ps & Qs and not offend them- and that I can’t look in cupboards and assess the storage (a big priority for me) because it feels a bit like rifling through their knicker drawer somehow!
Last time we sold a house the estate agent came to the house before showing any potential buyers to ‘learn’ the property. He asked all the obvious questions so he’d have the information to hand and asked us if there was anything we’d like him to know or info that we thought would be handy. Would that be a good compromise?
