DH (who spends millions a year on getting buildings rebuilt for people), says get a surveyor or architect and they will get tenders from builders as part of their service. This will cost 10-20% of the cost of the overall cost of the building, but they will project manage the whole thing, and any problems with the builders will be their problem.

Get some drawings drawn up together with a specification, send them out to three reputable builders for pricing and get them to send them back to you within three weeks. It'd be best to get a building surveyor to do the tendering process for you which they will obviously charge for.

I have the drawings & the spec - The architect did them

He is going to help me choose the 'winning'(?) tender

I'm just a bit mind blown by the amount of paperwork plus drawings & that I get to choose (even guided iyswim)

I don't have a clue which companies to approach

yeah there is a lot of paperwork, especially the spec. I'm sure the architect should have ideas of which builders would be good to use.

He's a bit out of my area - so we are struggling a bit

We think a very big company, a medium sized & a small one

It's for about £200K so it's not an enormous job - just much bigger than I'd hoped

Sorry can't help further, there must be some builders that have a good reputation around your area. Estate agents or surveyors may have some suggestions. Good luck

Thanks anyway

I guess I am just apprehensive as it's all so big
