Hi Mums,

We are family of 3 (son 5 years old) looking to buy house in Kingston/Wimbledon area with train/tube station nearby within 1 mile. plus very good primary/private schools catchment area. Our budget is max 700K.

I am wondering which areas in Kingston/Wimbledon are should be in my bucket to search.

Thank you!

Maybe have a look at Surbiton (same train line as Wimbledon)

We live in Raynes Park and we love it! My in-laws are up in Wimbledon village so we wanted to be close by. You can easily get to the common and the village as well as Wimbledon town centre, and it's an easy drive over to Kingston. Plenty of trains from RP station, or you can get the district line from Wimbledon. Hollymount School is a wonderful primary, and there is lots of green space. We have been here over five years and have no plans to leave!

Motspur Park and New Malden probably fit the bill.

I think for that budget you'd do better in New Malden or Wimbledon Chase? RP might be a bit expensive but it would depend on which side of the station you went.

We also live in RP and prices have gone up a lot in 5 years. There are 2 bed flats going for £700k now, so a house for that budget would be a struggle! A shame as everything else in your post is spot-on.

bibbybox · 14/03/2023 15:37

I'm pretty sure i've seen houses in RP for 700k ish recently.

New Malden, Surbiton will fit the bill.

Wimbledon Chase has an excellent primary school, state secondaries depends on what you want.

Some excellent primary schools in Worcester Park/Cheam way & some very good secondary schools.

bibbybox · 14/03/2023 15:38

for primaries you need to really check catchments though as they can be pretty tight

HoneyMobster · 14/03/2023 19:56

Here's one within the budget but it's not RP.

This looks nice if you would consider modern- Surbiton area is decent- has its own proper centre and very very handy for kingston too and trainline in us quicker than kingston

Nice interior too

Are you eyeing Wimbledon Chase as primary?

If so, this house is not within the "priority area" (catchment) of either Chase or Dundonald. Could consider going private tho since you said in your original post.
