We've just sold our house and didn't get the house we sold for

We put our house on the market last week, it's sold and the house we've sold for has rejected our offer 🤦

I'm in Australia so once contracts are signed, it's a done deal. We've got 90 days until we have to move out.

Thought I'd be ok about it as it wasn't 'perfect' just pretty good but I feel quite..deflated. We could chuck more money at it, but I know it's not the right thing to do.

For the next 45 days I'll tell myself something will come up. After that we'll panic!

We can, at a push, bunk with family who live 40 miles away but the school run will be a nightmare😫

You should be hopefully in a strong position to buy though?No chain as such .Just have to devote every spare minute to house hunting! Dont panic and be thorough in your searches .You can live with family so thats good .Still 3 months left to look

It's so tempting to panic though and offer more money on the other house. I know dh would if I suggested it. But I just think that would be overpaying, and it does have a pretty big issue the sellers won't fix.

If it has a pretty big issue the sellers wont fix ,then I think you had a pretty lucky escape! Defo dont offer more .Apart from overpaying ,you would have this issue hanging over you .Although not ideal.living with your family would be best .you wouldnt have to pay high rental costs and you could presumably stay for an open ended period .

You have a 90 day contract. That gives you almost 60 days to find a new house you actually want, and ask for a 30 day contract.

Don't overpay or buy a house with problems or you might end up in a money pit or mortgage trap if prices continue to drop (provided you need a mortgage).

You've done it the right way anyway - you should never buy before your sale contract goes unconditional, if possible.

This sort of happened to us, sold our house and the house we wanted got sold the day before we could put an offer in and I was so upset. Our matching offer was rejected.

I am now sat in a much better house than the one we originally wanted, gardens bigger and better location. Don’t panic and start looking, something better might be coming your way. Sounds like the house you did want wasn’t great so defo don’t offer more money.

I agree with everyone (except the pp who said offer more!)

When we made our offer subject to the vendors fixing the issue and they came back and said no, l knew that was us out.

The crazy thing is someone else offered more than us, and didn't ask for the issue to be fixed. That's how crazy the market is where we are.

Unfortunately for the vendors those people lost their buyers today and so we're all back at square one 😂

Issue is fixable but something the vendor should have done and not a hassle we want to take on.

Won't get a rental around here, they're really hard to get and we're right at the bottom of the list without renting history!

Plus we want to buy as soon as possible.

Keep in touch with the agent. We lost out to another buyer but then they came back to us prepared to deal.

Yikes, I have nightmares about this and my house isn't even on the market yet! I hope you find somewhere even better soon. I wonder if we're in the same city (C?) as the tight rental market and lack of properties sounds similar. Good luck and please let us know how you get on.

The agent might pop up with a gem just on or coming on to the market. It'll be fine. Keep searching online as well. Good luck

There seem to be a lot of houses for sale despite the downturn so something should come up. And if the something doesn’t quite settle within the time that’s pretty annoying but very short term. I’m in australia and I wouldn’t expect to fix problems because a vendor asked, I’d do whatever works I thought were necessary to sell well and expect people to price their offer allowing for other works needed or they thought were needed.

Probably doesn’t help at this point, but I’m in Australia and we have always taken on a 6 month rental while selling and looking for new places. When kids were young it was an absolute godsend in regards to open house/inspections and really took the pressure off buying. We had two instances where we didn’t find something suitable within 6 months, no place let us extend for another 6 months, the other would not (owners moving back from o/s) so we had to move to another 6 month rental. We used storage for furniture/everything else possible and only took absolute basics of furniture and everything else so packing/moving was really easy and that was with kids stuff as well - they understand their stuff will meet them at the next house. Surprising how little you can live with in these instances!

@Summer2424 I've sold previously in the UK and it's just as stressful but for different reasons. Chains that go on and on and on and on... And no-one being committed to a purchase until the last minute 🤯
