Shared ownership / equity loan

I'm thinking of all possibilities at the moment so I'm looking for positive and negative experiences of the above.

I currently own my home with a mortgage but I'm thinking of moving to something more affordable as mortgage rates go up. There's lots of maintenance and jobs to do on this house. It's also a big house and open plan so difficult to heat and and it's not energy efficient.

I'm by myself with the children and I'd like to if possible move into a newer house (mine is 1950's I think) where I'm not constantly having to spend out.
It's never felt 'homely' to me and though I love the space in the daytime, I never sit down to relax properly downstairs and come upstairs with the kids every night as it's cold.

Thinsg that need doing are floorboards, roof (leaks), pipes amongst other things which could cost 1000s and that's not even thinking about the knackered kitchen and having new flooring ect.
I also feel quite lonely where I am as neighbours are not very friendly (no issues they just don't really speak much and being on my own it's important to me to just have some people I could possibly call on in an emergency just as I'd do for others).

If someone could do a lot of this stuff by themselves it would be perfect but I can't on my own and as soon as one thing is fixed, something else needs doing.

Once I've paid off a couple of loans, paid moving expenses, I won't be able to afford anything much better than this place even if I downsized but I'm wondering about trying shared ownership or trying to get the equity loan on a new build.

I do live in Wales where this is still running and still open to second home owners not just FTB from what I gather.
