What work exactly have you had done? Looks like it's been rendered down to the floor which is incorrect. There looks like a drip bead under the airbrick but it's been rendered over/below that? Where it should just be brickwork no render.

Who are you suspicious of?

i had a leaky gutter and it was the gutter repair person who said i should get a drip bead so that in future any water falls away from the property. He charged £100 for what was basically 5mins work.
Are you saying that the render below the airbrick should be removed and that i dont need to get someone in to fit a drip bead ?

There may be a drip bead there but it's been negated by the render below.
The idea of drip bead is that any water running from above will drip off the bead and not saturate the wall below.
If it's rendered below to the same depth then the water will just carry on down the wall.
Also any damp that may be rising can get up onto the higher render.
I would get the render below striped off and then reassess.
100 pounds for 5 minutes work would be silly if the tradesperson was standing about outside your house doing nothing, but by the time you include the time to arrive, buffer time in case it's slower, overheads, time looking at jobs that didn't come to anything, etc etc, it's hard to know if it's reasonable or not. Good tradespeople charge what a job is worth and do the job in less time than the competition.

Can someone show me a picture of a side of a house so i can see what it should look like done properly. I have found drip beads online but when i feel the wall there is nothing that is sticking out .As you say this may be because there is too much render at the bottom. I can sometimes see a silver line which may be the drip bead but i dont think anything is dripping off it. I have also read that removing render may damage the brick . Is this true ?? do people just paint over the bricks below the drip bead line ?

It should look like this, but less scrappy looking and less woodlice, ideally... I've also learnt a drip bead in the dark is surprisingly hard to photograph!

Thanks this is useful is it just exposed brick under the drip bead or is it rendered or what,?

That render “ledge” under the airbrick looks pretty much like the opposite of a drip bead - that’s a ledge just asking to collect/pool water.

@GrannyAchingsShepherdsHut - great drawing ⭐️

Can be either, mine's rendered on both bits. The important bit is the overhang, which you don't have.

I think i will try to get someone to correct this. I assume its not a big job . would it be a builder or a specialist damp proof company i should look for ?

GrannyAchingsShepherdsHut · 14/03/2023 11:59

Just a general builder.

It also looks like you've had damp injections done, but they haven't filled the holes?! That'll just be channelling water into the wall too.

still no luck in finding anyone to deal with this 😢

ive found someone but he eeps asking if i want a drip bead or stop bead. He says the drip bead will have to go over the pebble and you will notice a repair has been done. I dont really understand what he means and when i search online the internet suggests a drip bead and stop bead are the same 😭

also he has asked me to get pebbles that match the pebbledashing. Is there a special type of pebble people use for peppple dashing , im not even sure where to buy one thats a similar colour
