Buy house on a one-way road?

We like a 2 bed house (on pavement with front and back gardens including fence and pavement) on a one way road that has buses and cars go through. Should it be a concern that the house is on a road and not a street? Will this affect the resale value of that house (it's now priced at 350k compared to another house nearby priced at £375k on a street) as we are planning to sell it in 4-5 years? Are there any other concerns we should think about? Air or noise pollution? If air pollution, can it be handled by air purifier?

I can't see any reason why living on a one-way street/road would be a problem - and in some ways I imagine it would make life easier.

I don't understand the distinction you are making between a road and street. A road would normally be bigger, but not all roads are equal! How busy and polluted this road is will depend on numerous local factors that we have no idea about.

The resale value is already impacted the price it’s on for will take account of location.

what will impact is there are less folks who want to live on a road, yes to pollution and noise etc. we did it before and would prefer to not have to again.

Roads and streets are differentiated in America, but not here.
OP, I’d be concerned with noise, pollution, vibration, location of bus stops, weight limits for lorries, parking.
An air purifier will not suffice. Most people avoid busy roads for these reasons, plus pets, kids, etc etc.

What is the difference between a road and a street?

How can the house be on the pavement if it has a front garden?

estebancolberto · 13/03/2023 12:46

I mean the house has a front garden and a pavement infront of that

An other "what's the difference between a road and a street?" question. We live on an "Avenue", is that a road or a street?

That's by the by anyway. If you like the house, and if the one way system doesn't then mean doing a huge loop to get to where you want to be every time you drive out of the road/street, then buy it.

OP, we all have different priorities, but one of my deal breakers when I last moved was living on a busy main road, with no parking. I absolutely would not buy a house in that scenario. Apart from how inconvenient it is to find somewhere to park, not just for you, visitors, but getting deliveries, even moving in. I don't want to live near the pollution of traffic, plus the noise, vibrations etc. So to answer your question about would it effect resale, every house will sell, but you will eliminate a lot of the market v's a house on a "street" which isn't a main through road.

To add, when I was an FTB in 1995, I bought a house on a busy main road (even though it was well set back by about 20 feet) , we just did not think about the impracticalities and moved within 2 years.

Also not understanding the differentiation between road and street?

Do you just mean it's a busier road/street than others?

I would assume one way isn't a problem (I've lived on two, it's just what it is).

And as pp said, the resale factor won't be any different than what's factored into the current valuation.

A one-way street wouldn't bother me at all unless it was going to take me a mile in the wrong direction every morning when I left for work.

A busy road would. I have lived on one and couldn't wait to move. I couldn't have windows open at night, and it was noisy in the back garden. Sometimes a big vehicle would pass and something in the house would rattle. We had a wall and hedge at the front that always looked grey from road splash.
