Selling rural property

I have to put my DMs bungalow up for sale. It is situated in rural North Wales. I am unsure whether to go with a local Estate Agent or take my BIL's advice and use a city based Estate Agent.

My thinking is that anyone who is city based (eg. in Birmingham or Liverpool) who is hoping to move to the area will be searching Estate Agent sites in that area.

There is a problem of logistics. Neither myself, my DM or my siblings live in the area so will depend on the EA having the key to show prospective purchasers around the property.

Thoughts of anyone reading this post very welcome.

I think you have answered it yourself if the estate agents need to show people around. Speak to the local ones to make sure they do this and if it goes on rightmove then everyone will see it advertised anyway.

I would probably go with a local agent, someone who knows the area and can assist viewings. It will go on rightmove anyway. Where abouts is the property, I'd love to move to rural wales!!!

Nobody 'searches estate agent sites'.
We look on Rightmove.
You need a local agent, to do viewings, and to have a good awareness of how to value, which only local knowledge will get right.

If it's not on Rightmove it's not for sale. We have one notoriously shit agent in the area. I just check the property is not with them before booking the viewing. Otherwise as a buyer I don't care what agent will show me around.

We are in rural Wales (Carmarthenshire) and looking to sell our renovated detached cottage soon, so I've been researching the best estate agents myself.

We found (when we were buying here a few years back) that there are some pretty poor EAs who, for example don't bother with a floor plan and a few weren't even on the online portals.

So, in the first instance I'd be identifying which EAs offer the best package all round. Definitely choose one with local knowledge but ensure they have access to Rightmove and Zoopla etc as well as using floor plans, taking decent photos as some we've seen even recently seem to be using atrocious photos!

I was looking to purchase in that area myself last year OP and my first port of call was Rightmove. I viewed properties through Morris, Marshall & Poole. They were nice.
