Do I need do a gas boiler service before I sell my house?

My combi boiler is working perfectly, it's 20year old.
Is there any law requirement b4 selling the house for a gas boiler

No regulations for private jome owners.

However, the last house I sold, the buyer organised both an electrical & gas check. I was surprised this eas ok but the estate agent thought it perfectly acceptable.

No requirement at all, but the buyers may well ask for it (or their solicitor will even without consulting the buyers first) and it's your decision whether to do it.

I kinda think you need to think of the buyer's assumptions - if the house is not in good spec and needs doing up the buyer would probably not be expecting the boiler to be recently serviced. But if your house is well maintained, the buyer would have offered on the reasonable assumption you do annually service it so it may be best to do it than be renegotiated down.

Why not do it now and the sale'll probably take months anyway and you've got your boiler freshly done which is a nice selling point, and can benefit from it in the meantime!

It’s a good idea to get it serviced as you can use that as a selling point- good working boiler recently serviced etc.

yes, I think if I services it now, once the hosue is sold, there is no complaint if the boiler stopped working. :)

Why wouldn’t it be ok? It’s one of many checks and surveys you might choose to do as a buyer.
