House swap, privately owned

I've searched for this but all the threads seem to be about Council house swaps. We are in the process of "swapping" houses with our neighbour. We're selling to her and buying from her. I just wondered if anyone has done this before and if there's anything to be aware of going into it?
We're selling with an EA but she's selling privately to us. I'm sure it's the same as buying and selling to anyone but it does feel different because we live next door to each other!

It's a shame you're selling through an EA, I assume that's how your neighbour knew your house was for sale? Have they actually viewed your house via the agent?

A relative I know did this - not next door neighbours but very close. It would out really well as one couple wanted to downsize but wanted to see a family move in, while the family wanted to trade up.

The solicitors did all the hard work and it went well.

No they just came round for a cuppa. We thought about taking it off the the market and selling privately but we would have had to wait a few months before we could sell privately and we just want the process starting

This is pretty much it. We have a little 2 bed cottage and she has a bigger 4 bed. She's on her own and we have two DC. She wants to keep the lower half of her garden and detached garage so being next door makes sense. Because she's keeping some of the land we can afford the house. It's win win really

That sounds ideal!
Go into it with your eyes open - the plumbing may be dodgy, the parquet floor may be ruined under furniture or whatever. But try to completely ignore that the perpetrator is now sitting in your lovely kitchen 😂
That goes both ways of course..

The legal work will be slightly more complicated because of retaining part of the garden and garage but any decent solicitor will cope with that and think about any necessary rights needed , just make sure you tell them at the outset

Property sales are really flat at the mo, we want to move to Yorkshire near hebden bridge and would love to swap, we have a 4 bed detached cottage in North wales not far from wrexham and chester, any takers!!
