How many viewings are you getting?

Hello,

Our property is on the market in County Durham for £250,000.

Weve had one viewing via word of mouth (we live in a small village and someone approached us directly for a viewing) and one through the estate agent. The house has been on the market for a month.

I was wondering if that’s a normal amount of viewings or if you are getting more/less.

Im hearing all sorts of conflicting information about the property market atm so just wondering if our viewing numbers are the same as others.

Tiny bit further south than you.
Sale board opposite went up at the start of the week, sold sign appeared today. Round the corner (personally, better plot, less fashionably decorated, but my preference) is still sat on the market a month later. Seems very fickle right now.

If you are on rightmove, it's either price or something fundamental that you can't change that is putting people off. If its not on rightmove, get it on.

If you have a very strong hard hat, and are prepared to put a link there are lots of people here who will comment.

We're in a small village in Northumberland not far from the County Durham border. We put it on the market last June, loads of viewings to start and an offer a month later. They pulled out and it sat for ages with very sporadic viewings. Dropped the price in august and got a few more then nothing from October until January. Dropped the price again last month and sold within a week. I guess it's true that a house is only worth what someone will pay for it. Very frustrating waiting for viewings, good luck with it

2 bed 2 bath Flat in north London by a main road, only one viewing in 2 weeks.
We know the main road is the issue and have priced slightly below what we’ve paid so as to be competitive.

We can’t change the location, but given the amount of properties that have flooded on to the market I am guessing we aren’t first pick for FTB who waited for mortgage rates to go down, but I’m hoping by late Spring we get the ones who circle back towards the massive amount of space they would get with our flat compared to those at the same (or even £50k more) locally. Or investors. I’ve heard some local investors with portfolios are struggling to get finance right now, as the market changes maybe their chances will too.

also secretly hoping that if we have to price down, so will local houses, and we can make the numbers work in a way that gets us onto a road we love (which felt out of reach 6 months ago)

2023 is going to be a ‘hold your nerve’ year I think

We only had two viewings in a month, fortunately one of those turned into a (low) offer. East Mids village/town, FTB type property.

Opinions seem to differ a lot on what the market's doing at the moment.

4 days and two last minute cancellations. In fact, the last wasn't even last minute. It was after the agent had turned up and waited for 10 minutes.

The estate agent of coming again on Tuesday to take some fresh photos, as we've done some changes to the garden. We're going to discuss it with him then.

3 months, 15 viewings, one very low offer, still unsold.

No similar properties are selling either - it's like buyers are just sitting tight.

Went on the market Boxing Day, one offer in Jan. waited for them to sell theirs but they faffed around listing it. One to two viewings a week from mid Feb. Sold last week. Similar price range. City in Yorkshire Smile

South East popular small seaside town here.

Houses are still selling (I just bought one :) ) but only if they are reasonably priced and don't need a massive amount of work. It does take a few weeks/couple of months for them to be sold though.

There are quite a few reductions and the ones that are in really bad condition are going to auction, as people don't want to renovate houses to that extent anymore due to the cost of materials/workmanship. Flats not really moving.

As always if a house stays unsold for months, the price is simply too high.

I am really keen to move as don't want to stay in a rental (I sold my own place in December). However people who are not in a hurry to buy are probably waiting to see what will happen in the next few months.

18 viewings, house will have been on the market a month tomorrow (I'm in Brighton). No offers yet though, a couple of people sounded very promising after viewing last weekend but not heard anything since.

We have had 6 viewings, been on the market since second week of January, so 10 weeks. Reduced the price by 15%. Market in Hertfordshire seems to be dead as the proverbial Dodo.

Bearsbreath, I was determined today to not get stressed over clearing up the place too much. After 3 no shows, I'll have a tidy but I'm not spending hours cleaning again. It was 15 minutes after I got in from work and with 3 kids coming in from school, it wasn't worth it.

West Midlands. On the market for a month. Reduced by 5%. Still no viewings. Market very slow. A few properties sell almost instantly otherwise hang around for many months. Seems no real logic to it. Just not enough buyers.

Also in same area and we haven't even put ours up for sale yet as there's barely anything coming up for sale! Next door also went up for sale and having sporadic viewings, with 1 offer 30k below asking. Going to hold off and see if it picks up.

Market sentiment seems to be nose diving in our area. Supply is up with lots of new listings. It seems like most are reducing the price after 2 to 4 weeks but not much is selling - unless it has something special to offer.
It's not a good time to buy or sell if you don't have to, it will take a year or two for prices to settle down to match the new costs of borrowing. How much lower they will settle at nobody's sure - but hopefully the end result will be a more active market once the falls have fed through, and of course cheaper houses for everyone, which should help the economy too.
