Boundaries with next door

Has anyone had any experience with the marked boundaries on the title deeds not matching ‘real life’

Next door have an outbuilding and on the title deeds the dividing garden wall starts at the end of this building placing it fully in their garden.

However, in reality the dividing wall is half way down this outbuilding so half of it is actually in my garden!

Any advice would be appreciated.

Yes we had this situation in our previous house, the fence line did not match the title deed, only a couple of feet though it was in the neighbouring vacant land, which belonged to Thames water
They did not dispute when I asked showing copies of title deeds, but it took 3 ND half years to move the fence, they did this at their own cost
The delay was because we're dealing with a large company with lot of red tape which had outsourced this to another estate management company who weren't responsive etc but eventually got sorted and we gained two feet along the entire fence line at the end!

Put a door in end that's in your garden and block it off inside so you get and instant shed !

Definitely not. This outbuilding has a window (frosted) that faces into our garden, not a door.

I currently have a boundary issue, when our house was between buyers prior to us, he moved the boundary to suit his planning. I'm just about to start legal proceedings to get it back, 3m x 25m approx..... And we now don't talk due to a previous issue so having to go via legal route

And he's started building on my land so it will be interesting.

The title boundary was right, but fence was two feet towards us, so we pushed it back two feet to align with what was in the title, hope that makes sense

We had shared brick sheds so part of theirs in our garden and vice versa. That hasn't happened and they've claimed it all as theirs at some point?

Annoyingly, the Land Registry specifically says you cannot rely on title plans for legal boundaries. Precise legal boundaries can only be determined by the courts. Where agreement can be reached, people can enter into a determined boundary application or a boundary agreement with their neighbour.

The problem with any boundary dispute is it ends up being expensive.

There is also the possibility of people making an adverse possession claim for the additional land they have ended up with if they meet the requirements.

Either way, it is worth ensuring your house insurance covers you for legal expenses. If your neighbour does end up disputing this with you, it is definitely not something you want to be privately paying legal fees for.

We have an issue with stolen land too. While my gran was bedbound, someone started building a house behind hers. They've stolen land that she bought which includes access to her garage (and her neighbour's garage). It's now fenced off and there's no access in, the guy has left the house half built but loads of machinery blocking the access.
The neighbour has a terminal illness so he never said anything about the land theft either.
My gran has now died so we need to sell the house, which we can't do until the access/land issue is sorted.

Apparently the land thief is someone not to cross and likely to firebomb our house if we piss him off 😳

Yes for some reason the previous owners allowed the house behind to use a corner of our garden for their drive. So our fence isn't a rectangle but has a stupid extra angled bit. Not sure what to do as it's block paved their side but I would like to replace the fence now it's new people with a proper straight one.

It's reminded me so I've just sent a polite email just acknowledging they have our verbal permission but I want to think about how to manage it when the houses are sold etc.
