2023 What are current extension costs?

I know there are plenty of these threads on MN but all seem to be 5-8 months old.

Just wondering if anyone got recent quotes of £ per m² in ever changing market (dreaming wishfully the prices started to fall)

The latest quotes we had were in October 2022 circa £3K - £3.5K for a small single side extension, including plastering and electrics. These was from non-VAT registered builders (so costing 20% less). The extension was very basic, literally with one radiator, one window and one internal door, a pitched roof.

Due to costs and timescales, we went with a modular extension instead of a traditional build which came in around £1700 per square metre.

Work started at the end of January and it's pretty much finished now - I've got a thread up which has photos of each stage of the build if you're interested.

Costs are fixed on a modular build too, so there's no need to have the usual 10-15% contingency.

I was a bit worried before I started, but I'd go with the modular build every time now. It's been brilliant.

I got a quote in for a client the other day and it's only valid for 7 days "due to fluctuating materials costs"
I think it's hard to say at the moment because it can depend on what you are doing most professionals have stopped using £/m2 because certain elements are currently much more expensive so the scope can make a real difference and skew the price. It's fair to say "very expensive" but otherwise you'll have to get actual estimates and also factor in start dates - if the wait for the builder is long (most places it is atm) then those material costs may have risen in the interim.

Unfortunately, the modular extension doesn't work for as (I've already researched this option and talked to the architect), the space for the extension is more challenging.

Thank you! 😍 Because of COVID I haven't been over there for almost two weeks and I'm DYING to get there haha!

The photos I've put up are of the main house extension but the team are working on the annexe extension now. I haven't put any photos up of that. It's going to be way more tricky and will be hard to show in photos. It's very narrow at one point (only 5 feet and is an irregular shape, plus about half of it will have to be slotted in between the garage and the boundary wall. It's hard to explain but it's going to be bloody awkward! We also have drains, man hole covers

Different modular companies have different ways of building so your architect might not be familiar with them all. We found traditional architects didn't know much about the modular builds and made assumptions that weren't correct.

Lots of modular builds come in specific shapes/dimensions and have to be craned in. The company we chose puts it together on site and can build it to whatever dimensions you need. The annexe extension - at DM's request - is an irregular and weird shape, not rectangular and not symmetrical!

I don't know if that helps at all - obviously just ignore me if you're already aware of all of the above 😂

I’m in the East Midlands, haven’t started building or even appointed a builder. We have talked to an architect that said building cost are about £2k per m2. Expecting it to actually cost a lot more as architects always under budget and who knows if prices material prices will continue to rise in the next few years or not
