Tiny downstairs loo and big utility room or bigger 2nd bathroom and tiny utility?

As the title says would you choose

A .A big utility with space to dry washing etc and a tiny downstairs loo or

a

B A bigger bathroom (shower no bath) and small utility room

I've got option B now and was thinking about swapping them over. Its only a plaster wall between but I am now wondering if I'm making a mistake losing a shower.

How often does that shower get used and how many other showers/baths are in the house?

Where do you currently dry clothes and how much of a pain is it?

That shower never gets used but the loo and hand basin do. I dry washing on airers at the minute but not in the main living rooms. It's a room that doesn't get a lot of use over winter but is used a lot on the spring and summer.

We have a small downstairs 'cloakroom', toilet and sink with a large utility room with loads of storage, washing machine, tumble drier, the back door...... I wouldn't change it!

That was my thinking although it wouldn't have the backdoor. I was sure my plans were right an then I've had estate agents over to value the house (divorce) and they've raved about the large 2nd bathroom. It's thrown me

how many beds is your house? something u learned from MN is that a lot of people expect a 4+ bed house to have more than one shower room. It's this reason (and convenience) that we're considering changing our downstairs study into a utility and shower room.

A for me. I would never want to shower downstairs, and utility rooms are endlessly useful. Ours is a bit too small and drives me slightly mad.

tbh I would keep the set up as is.
keeping in mind people with mobility issues, pets that need eashing after a muddy walk

8 years is a very long time to live with a setup that doesn't work for you. I would pick the option that suits you and worry about what might suit a hypothetical buyer later.

Thanks and you are right about showering downstairs I hated it.
