The house is about 1900s, solid wall, no wall insulation, loft has some insulation.
considering for rental, as the Epc c will be the forced in a few years later,
is it possible to get Epc C which good wall insulation?
or it's time to sell the house?
Thanks

I have ye olde farmhouse and took it from an F when I bought it to a C. Internal solid wall insulation. Solar panels. New oil boiler. Replacing all the lightbulbs with energy efficient ones. Still drafty as fuck but on paper it's a C.

That's what we found with our old house (solid walls, single glazed) - modern boiler, led bulbs, loft insulation bumped us up a fair bit

Solar isn't cheap (I've just done it) but if you are doing it for the purposes of the EPC (rather than aiming for a great system) them it might be cheaper than many of the alternative options. The EPC (in Scotland anyway) doesn't consider batteries, just the PV panels.

My detached house has a relatively new boiler, roof insulation, double glazing and the extension is insulated. However because the original part of the house has solid walls, out EPC is only a D and the only way to get it higher is to either insulate externally or internally. The quotes for external insulation have come in at £14,000.
Personally I find the EPC’s rather fudged. I’ve had two and although they both said house was a D, they both focused on different things and suggested completely different things to improve the house’s efficiency.

thanks, two epc checker has different ideas for improvement? What were they saying? Solar panel? I really don't want to do the wall insulation which worries me late it can cause damp mould problem of the installation goes wrong.

The most recent one suggested;

  • internal or external insulation
  • floor insulation
  • energy efficient lightbulbs
  • Solar water heating
  • Solar photovoltaic panels
approx cost to install ( according to the EPC surveyor 2 years ago) up to £28,000, but would save me £364 per year and bring my property up to a mid level C.

If you go onto find-energy-certificate.service.gov.uk and then put in your postcode, you can see what other properties need to do to improve their rating. It might give you some alternative ideas.

I don’t see how any solid wall house can get to a C rating without wall insulation.
Underfloor insulation is very expensive with little payback.

There are plenty of solid wall houses that are C . Most mid terrace houses with loft insulation, an efficient boiler and double glazing are C.
The houses either side insulate them.
Not so for end of terrace or houses with an alley exposing the side wall.
