The language they use. I particularly dislike

rarely available
sought after
quiet backwater - I don't think they've caught on that backwater isn't necessarily a positive word
tastefully decorated

I have nothing against estage agents per se though

Because their actually job is fairly insignificant in the whole process of moving house and their fees are too high for the actual work they do.

I am trying to buy a house in avery business market where there is alot of business and alot of dodgy agents., but what bugs me the most is - ; them not calling you back - being shown around houses by 20 year old girls with phones permantly stuck to their ear acting nothing but bored and disinterested . anybody would think they were the chair of ICI or something.
Lets face it - has anybody actually ever bought a house because of the agent?

Allgonebellyup - I hope that lusting after your ea isn't blinding you to the problems of living next to a huge train station and busy road (but that's a whole different thread and I've had my say on that one).

Feel like such an old fart when I catch myself thinking, don't frigging well advise me on what to spend xx amount of thousands on, you only left school 5 minutes blaa blaa.

Plus, completely irrational hatred, but the girls wear such naff trouser suits (probably from Next) and the boys all waer novelty cufflinks and have too much gel in their hair and Burtons cloths on.

Plus, plus (rant alert) I HATE their way of speaking, 'yes, the property is dual aspect, and is an ideal opportunity to renovate into the house of your dream' (right, a falling down shit-hole with 2 windows, then)

Over valuing your house. Why do it? Who are these people willing to believe that their house is worth 20k more than every other house in the street? We had some ridiculuos valuations when we sold ours.

Insisting on sending me details of 4 bed detached new builds when I was looking for a 2 bed victorian terrace.

When coming to do valuation gushing about how much they love cats/dogs/babies (delete as appropriate) so that you'll like them.

After selling my house within a couple of weeks without using a high street agent I realised how little they actually do for the fees they charge.

then generally extending the truth so far that it is usually a lie!
Went to see a cottage a few months ago and the current owner had put corrogated plastic from the back door to the outside loo and on the details the outside loo was a downstairs bathroom and the plastic was a garden room.!!!!!

I had my house valued last year and said I wanted an honest opinion of what it would be worth when we had decorated and put new lounge floor in.
Estate agent kept saying 'oh you don't need to do anything, it will sell very well as it is', then gave valuation as current state.
Next one did the same.
DP twigged that because our house was within their 'fixed price' selling fee range, and would probably still be within that range when tarted up, they get the same commission (£1200) whether we do it up or not.
So you think they are flattering your house saying nothing needs doing but really its 'if I can talk them putting it on the market NOW instead of tarting it up, I'll get my £1200 quicker with no effort at all'.

Do agree with a lot on this thread though! They are all so young, they call me the "Saturday Lady" which makes me feel about 105!

Have to say in fairness to the young lad (who was actually older than me but seemed younger!) who sold our house in the end he was very good. He gave an honest valuation and managed to sell it the first day it went on the market. He even took his shoes off bless him.
