Should we put our house on the market?

Hi wise MNers, Iv got myself totally confused as to if/when we should put our house on the market and would love advice. I apologise in advance if I waffle, Iv just had a baby and am lacking in sleep so blame that!

We put out house on the market last spring and accepted and offer in May, however after a painful few months the chain eventually collapsed start of sept 10days before planned completion date and with removal men all booked as we are doing a cross country move. We did go straight back on the market right away but with the state of U.K. politics and economic we only had one very low offer ( 15% under newly reduced asking price) and we wernt in a position to accept it.

In Dec we decided to take it off the market to rest it, which brings us to now. Our (new) agent is suggesting we (re)launch asap and saying they are seeing steady movement but I'm very aware we only get one shot at launching to market and am wondering if it would be better to wait until closer to or even after Easter? Will 12 weeks be a long enough a rest to have built up new a pot of potential buyers do you think or would waiting help?

We are in the rural south east outside off London if that makes any difference?!

One offer in 3 months isn’t great. Maybe you should have taken it as the market is yet to improve.
Will it improve? Depends who you talk to ( don’t talk to me 😉).
Your agent wants you on the market as he can’t earn any money if you are not.
What is the SSTC like in your area? Is stuff moving? Are you going to be realistic about your asking price? You must be watching like a hawk.
Personally, on balance, I would wait. I can’t give you a good reason why, but spring traditionally is ‘the time’. Good luck regardless.
