Out of hours viewings with estate agent

As per the title, how do you arrange property viewings if you are at work during the day? Is it normal for estate agents to do evening viewings?

I am looking for some context as to how people manage this, I am considering starting a new job but am also simultaneously planning to move house, is it likely to cause me a lot of problems?

That sounds like a lot to take on all at once. Could you settle into your new job first and then move house. I think estate agents do early evening viewings about 6pm and saturday morning if it helps

Delaying the move isn’t an option unfortunately, I knew my last move was a big mistake back in the summer, if I don’t go now I will have to start spending money on this house which I won’t get back, and I need to go now while the property market is moving more slowly otherwise I won’t get a look in.

If you're happy for them to come when you aren't there, they can just have a key and do the viewing while you're at work. Mad dash round before you go to work to tidy up!

Ask the estate agents when you get the house valued. We went with one that was happy to show committed (emphasis on committed) buyers round in the early evening or at weekends. In practice all the viewings took place during the day, with the majority on Saturdays.

If you're worried about arranging viewings when buying then the slower market now might help as you should be able to get weekend viewings. Last year was so competitive we had to come out of work a few times otherwise houses were sold in days. Luckily employers were happy to be flexible.

My estate agent had a key and conducted viewings when I was at work but had a couple of evening viewings for people who couldn't make daytime viewings but I still left those to the estate agent

It’s is the viewings that I need to do to buy that are the concern, some of the houses I have looked at online are still selling within a week or two.

Then you either have to hope they come up just before the weekend and you can get in quick to view on a Saturday (make sure all your property notifications are set to 'instant'). Register with estate agents so you get told about properties before they officially go on the market.

Investigate whether new employer has any flexibility to allow viewings during the day eg if you can make up time in the evening or go to a 5pm viewing by starting work earlier. Very job dependent though!

Ultimately though it's v difficult!

I did a lot of dashing out at lunchtime to view places - is that likely to be an option?

Im selling my house, and I had 1 couple that could only make an evening so I showed them my house at like 7pm.. I hated it, my thought are this is what im paying an estate agent for, they should be showing people around.. but i really needed to sell, so agreed to do it myself.

Viewings round here are normally evenings or weekends with the owner (estate agents don't typically do viewings - in fact the only one I can think of that was done by an estate agent was a probate sale).
Are you sure you will be limited to M-F 9-5 viewings?
