We have a property in west London which we've had for many years.
Townhouse

What's the market like in London?
If we sold it now is that a bad thing?

Or wait another year or so?

Depends where in west London? Personally we’re waiting.

You probably won’t get the best price but that’s ok if you are moving to a more expensive property as equally that property won’t achieve its best price.
Not the best time to downsize though.

ThatCantBeTrue · 26/02/2023 06:53

No it's just an investment property but will help take pressure off high home mortgage.

If you've had it for years you'll make a tidy profit whether you sell it now or wait.

There's no guarantee of when house prices will go back up again (they will, just unlikely to be imminently).

Karmatime · 26/02/2023 10:48

Depends on the property, if it’s a flat with no garden then it might take a while to shift. As for waiting, no one can predict but I would expect prices to be stagnant at best for at least another year.

Karmatime · 26/02/2023 10:50

Sorry just read op properly, a townhouse in Chiswick might not fetch the crazy money of the last 2 years but priced competitively, I would have thought there is always going to be demand in such a popular area.

ThatCantBeTrue · 26/02/2023 11:11

Thanks guys we've had it 16+ years so won't go backwards and not worth holding onto just in case it's worth more in a year or two.
It is in a nice area too

Sell now before they increase cap gains in line with income tax

Chippy1234 · 26/02/2023 23:24

Chiswick is so desirable and I know it extremely well.

Flats with no gardens sell in about 3 days in our area of London . Constant letters and people coming round trying to buy them

Never sell unless you have to.

ThatCantBeTrue · 27/02/2023 06:19

On my own now raising DC I have no choice to sell.

I'd sell. It's just as likely it will go down in price given what else is happening..

We are looking for a house in Chiswick - there are not many properties coming on the market, and when they do, they seem to go fast (with some exceptions of over priced properties and properties in the grove park area). We are now putting in an offer on a third place since the beginning of Jan. We offered 8% above asking on one in Jan and we were second best (6 offers within a week on being on the market - however I do think that one was slightly underpriced).

Chippy1234 · 28/02/2023 17:48

Why not Grove Park, Chiswick. Very nice part of W4. Hugely expensive though but so convenient for London.
