Do you make an offer on a new build before reserving?

When buying an off plan new build do you make an offer first and then reserve it? Or the other way round?

Honestly I think the issue here is it being done by email. Buying a new house is like buying a new car, you go to the show room, you ask about about any service charge arrangements, the estate's plans, plots available etc. They show you an array of plans. It's difficult to build a rapport with the sales agent via email. They also can't hold a house without a fee which is why it's usually done as part of a discussion.

Also the online ads are often written somewhat generically because they have multiple plots which is why they're not always accurate as they're replicated. Some are left up for months. Although that's not excusing it, I would expect to negotiate them back in on that basis.

Do they not have any more plots coming up?

Yes but they did confirm that they offer the incentive yesterday by phone too so it wasn't just in the description. They do have more plots I'm not sure if 3 bedroom ones however. We are so gutted but we'll definitely know for next time to call when making an offer.

Also, we did go to speak to them in person Saturday but they really didn't seem to be interested in us as buyers. They didn't try to sell the house to us, or sit us down to ask questions. We had to ask them if we can have a seat and chat about the house.

Yeah that is really odd, strange customer service (although we did have that when we went in pre offer) but post offer they were all over us. But if their customer service is like that at this stage, I'd be worried as to what it's like when you're at the tricker stages! So maybe you had a lucky escape. Are there any other developments in your area?

It went horribly wrong- from the moment we viewed the show home they told us they have someone else interested as if they were already settled on a buyer. I increased my offer and asked for the incentive package (which was confirmed to me by phone yesterday) only for them to tell me they already reserved it today when we put our offer yesterday and have ignored our offer up until today- they also said theres no such incentive and that it was a marketing mistake- even though we called the marketing suite yesterday and it was confirmed they offer those incentives on the plot. I feel like they were biased from the start and didn't care about our offer or interest in the property. This process really is terrible in comparison to buying a pre owned property

I disagree. It’s a different process, but not terrible. We’re in the process of purchasing our 3rd newbuild. Always paid the booking/reservation fee, and agreed on the price advertised. In my experience there’s been no negotiations on price, but so far we’ve never missed out on buying the house we’ve wanted, as we’ve paid the reservation fee & agreed to the price.

I meant that's great for you but its not the same for everyone. There are new builders willing to accept lower offers is very close to asking price which it was.
