Small things you can do/did that make a difference

House going on the market in 2 weeks, we are spending this weekend trying to fix up any odd things that noticeably need doing and packing up clutter. We have lots of family photos around the house, should these be taken down?

Am off shopping later and planning to get a new front door mat and some new towels and bath mat for the bathroom is it best to go with white or as long as the are all new/match is that ok. My plan is to just put them out for viewings, we can start using them in the new house.

Any other small/relatively inexpensive things I can buy or do?

My estate agent told me don't have anything in the house that shows the time of year it is. E.g Christmas tree
Coz if it doesn't sell immediately it ages the pictures.
Definitely declutter- will help when you move as well.
Don't underestimate where people will look. Cupboards, garage even loft if you let them!

I decluttered but make sure it's not in a built in cupboard they might peer into 😄 I basically dressed the place like a show home, so I got fresh flowers, daffodils leave a lovely scent, also got a nice diffuser for the hallway. Set the table, nice throws for the ends of beds. I painted a couple of worn areas, particularly the stair wall. I also picked up a pre planted pot and hanging basket for the front of the house to add a bit of colour for this time of year. We marketed early March last year.

Disconnect and remove plug extension boards. They scream insufficient sockets.

  1. Have windows professionally cleaned inside and out. It makes a world of difference. Open all curtains/blinds as wide as possible.
  1. Replace low energy bulbs with high watt bulbs.
  1. Have front garden bushes/trees pruned and shaped. Wash down the outdoor paintwork. Make sure the front is weed free, borders are neat and there is a bit of colour. Polys/violas//pot of daffs.
  1. Clear all clutter and don't have things like coffee tables in the middle of small rooms.
  1. Consider putting extra stuff in storage to maximise space.
  1. Everything must be squeaky clean.
  1. If you live in an average house and own an expensive car, park it elsewhere for viewings so people don't make cheeky bids because you can afford it. Similarly when you view properties, don't turn up in a £50k car then underbid.

We made sure the front and back gardens were neat and tidy. We had a deep clean everywhere including windows and front door - think about kerb appeal as they pull up
for the viewing - what will they see first! We touched up some paint and made sure we de cluttered. We actually took down photos to de personalize it but I don’t think it’s really necessary.
the main thing for me when viewing a house is that it looks clean and tidy and well looked after. Most people will change decor after they move in anyway

We always look in the loft, shows the level of insulation, state of the roof and if the horror of foam insulation has been used, it’s time to walk away.
