Timber frame vs brick and block

Hello,
We are in the middle of our first-floor extension planning and trying to decide between timber vs brick as BD block. It's a one bedroom extension and so is relatively small and straightforward build.
We really like the energy efficiency, quick turnaround and how lightweight the timber frame builds are. Of course, there's some concern about resale and mortgage applications. Our architect believes that it should not be concern for such a small extension and that we should go for timber.
Has anyone had any experience doing timber extension? Have you ran into any issues or have any regrets after the build was done?

I don't think resale or a mortgage will be an issue; modern timber frame has been mainstream in new builds for 40ish years?

How do the costs compare in labour & materials? If similar, I'd probably just do brick and block as it's more mainstream, more builders will be happy to do it, and easier to modify later.

You could attach a shed to your house and call it an extension, but don't assume potential buyers in the future share your view.

My house is timber framed (40 years old). It's sturdy, well made and very warm despite being detached.

If you are using permitted development, you need to use materials that look the same as the existing house.
Generally it's a good idea to stick to what the rest of the house is anyway.

I lived in a 1960's timber framed house, it was so well insulated I only ever needed the heating on for an hour twice a day even in the worst winter. You can have a timber frame with a single brick outer skin or boarded & rendered.

I’m currently building a single story extension 20 m2, the materials for the walls bricks,insulation,blocks ( Thermolite) and sand , cement and all the other bits and bobs will come to about £3k There is then labour on top of that. Quite a bit of wall with only one window. I can’t see timber frame being much cheaper by the time you add up all the materials. In this country a timber framed extension would definitely put some future buyers off.

We ended up having to take ours down... the building inspector we had had to start with left his job at the council - and was replaced with one who disapproved of everything we had done x Check it out very carefully! X
