Hi I was hoping someone could help me. My husband left awhile back and I'm trying to get a mortgage to buy my home. At the moment the mortgage is just in my husbands name, I have never been on it. I have a mortgage advisor who I've only met once and he is in the process of getting me a mortgage and he had asked me to go to experian to get a credit report, when he looked at it there was 9 different searches from car companies and barclaycard and carmoola. All these were done in November and December of last year and January of 2023. I know he took his bit on the side to Eygpt on new years day and he's bought a new car. I'm presuming that he has got/tried to get loans for this. I'm not sure why the checks or applications were linked to my address, he hasn't lived here since last August. I'm worried that this may all have an impact on me trying to get a mortgage. He won't speak to me and to be honest I'm not sure if I could trust him to tell me the truth if I asked him outright. I really hope someone can help, thanks in advance.

It won't be the address... searches are done by names. You must be financially linked in another way.

Yes, his credit worthiness may have an impact on your ability to get a mortgage. If you have shared accounts like joint bank accounts or cards, you need to close them and then remove yourself as “financial associates” on your credit reports. Hi Cello, thanks for replying, I'm sorry to sound daft but could you explain what you mean. Do you mean linked by other outgoings that may be in both of our names? Thank you.

I don't know for sure, but do you have joint accounts or anything still? Obviously it won't be the mortgage if you're not on it. Marriage alone isn't enough to link you financially, so there must be something else. Hopefully the link posted above might shed some light.

You will only be linked if you share/shared financial products together, such as a mortgage, joint account, credit card etc. You won’t be linked on a credit file by address or marriage only, it’s names that are linked via financial products

So you must have shared something together at some point and still be linked. Speak to broker if there is anything you can do to get the link removed if you haven’t had a shared financial product in a few years.

Check all your accounts on Experian/Equifax/Trans Union etc and see if you have any linked accounts. There are facilities to challenge things on different credit reporting agencies. Check he’s also not using your details to get loans etc, be meticulous about what accounts you have on the current agencies.

It might also be good to do a free trial on Check My File and see what accounts are linked and how it’s impacting your score. Check My File will show you data from all credit reporting institutions and any linked names
