Would you change layout in this house? PICS

Sharing the floor plan of a house we're interested in. The location, footprint, and garden are big plus points for us.

The layout is unusual, with kitchen at the front (useful for bringing the shopping in!) and front room/dining bit at the back.

Would you:

  1. create a kitchen/diner along the back of the house and create a utility room in the long L of current kitchen? or..
  1. Leave the rooms as they are and consider putting folding doors across back of the lounge (and maybe across the dining bit too)?
  1. Any other ideas?

I’d do something like this - you could also put a wall/doors between the living room and dining room if you don’t like it too open:

I've not RTFT but here's my idea at first glance, although I'd suggest living in it first.

Green. Lounge with doors opening across back.
Hello utility
Red study/ living room. Appreciate no windows and not sure if that would be possible.

Love seeing all these ideas! I don't know why but the idea of having to carry shopping in through a hallway and lounge feels too much of a trudge - maybe I'm lazy

I think we're all thinking along much the same lines. The current layout looks like it would work quite well, but having a downstairs loo and utility room would make it better for not so much outlay as a whole ground floor reshuffle. I don't think I'd keep the dining room as that if it's been cut off from the kitchen though, that's the downside 🤔

I'd do something like this - ideally with bigger doors across the back behind the table. Lots of layout options in the kitchen/diner that way, just chucked some rough boxes in

You could probably get a loo in the utility space too.

Here’s what I would do. A study area off a lounge is useless. No one can work or study while anyone is using the lounge.

So, I’d move the kitchen to where the dining area is, knock out the wall between dining and study area and make that a dining area. I’d put lovely slide open doors there for summer entertaining BBQs…can go from new dining area (former study area) straight to garden.

Id add walls portioning off that long area between old dining area and old kitchen and put in a downstairs loo, possibly room also for utility as well- washer and drier, with a door either from the lounge or from the kitchen (I showed lounge no preference though….depends on what you prefer.)

The old kitchen then becomes a lovely, private, enclosed proper study.

I'd keep the kitchen at the front - mainly because I'm biased having moved the kitchen to the front in our current house (and the last-but-one too!).

I just think it's more practical with regards to bringing shopping in and I prefer having my main living space looking onto the garden.

If possible I would want to fit in a downstairs toilet and utility somewhere, plus I think that narrow area between kitchen and dining area could be utilised better.

Our kitchen is at the front, and I love having it there. I really didn't think I would, but in this house, on this road, yes it's absolutely right.

Live in the house for a while and see how it works for you as it is. You may use the rooms very differently from how you think you will right now, or even when you first move. Live in it for at least 6m, even a year, and see.

What are the two areas in the lobby? Can you put the two together and fit a downstairs loo in there?

Surely it is better to look out at the garden from the lounge rather than the kitchen? Also it will be expensive to move it so I wouldn't. My DD has her kitchen at the front and the lounge overlooking the garden which I actually prefer to our traditional layout with kitchen at the back and lounge at the front. We put a conservatory in at the back of the house so we could sit and enjoy the garden instead but it has made our lounge so much darker.

I like StatisticallyChallenged idea. That looks like it would work nicely; I'd still want to live in the place for a while first.
