Moving to Petts Wood Area

Hi, we’re considering houses in Petts Wood(Towncourt lane, crescent drive) and Orpington (Leamington Avenue, Maxwell gardens). Could somebody please advise on these streets, especially Towncourt lane? Could not find much information on these in other threads. Based on our research it has good connectivity to central London and good schools catchment. But would like to a get a view on other aspects as well. Thanks!

I lived in Maxwell Gardens when I was a kid. Wouldn’t it be weird if it was the same house?

Schools in Bromley are generally above national average.
If you are being told by estate agents that the schools are great then just be aware that the closes primary they are probably referring to is a catholic school and very heavily weighted to those who get involved and attend the church. It's also not that great as there is a definite snobbery around going there.

Petts wood is a lovely place generally, good rail links, easy access to London, M25 the coast etc etc.

I used to live in Bromley and biggin hill, I'd chose PW over Orpington every day! Chislehurst is also nice. I don't know those streets though so have nothing to offer with that query

Hello! Towncourt Lane is on a main road and bus route, busy but means it is affordable Petts Wood compared to some roads. Some parts of the road back onto the railway so you have railway one side and road the other. Close to Crofton School in the most part. There are a few flats at one end and some tiny flint like cottages squeezed in near the convenience store that always seem to be on the market. If you live on this road you will see mad parents parking up for Crofton at about 2pm for pick up and also hear the playground chatter. I can hear the playground noise and I live 0.3 miles and dont mind it as it is children having fun after all, but living next door may be a different matter.

Crescent Drive is quieter but as the road is narrow parking can be problematic. Some have shared driveways so check on terms of parking and access and neighbour quite carefully. It can turn into a rat run and get busy with school traffic but in my opinion far more pleasant than parts of Towncourt Lane but that is more possibly as noise from road traffic is an issue for me.

Both are an easy walk into Petts Wood and its lovely selection of shops and restaurants and also to the station.
