Moving to London: where to rent?

Jarra · 16/02/2023 10:16

My DS and his girlfriend are moving to London from their university town. They both have graduate jobs. Their combined pre tax income will be around £100-110k

They need to commute into Liverpool Street station for their office.

Can someone recommend a good area for them to move to? They are looking for at least a one bed, maybe two if the budget allows.

DS’ girlfriend has mentioned she prefers an area with ‘pretty buildings’ and ‘cute cafes’.

I am amazed at some of the snide comments on here. I am in my late 40s, my mum is in her 70s - we still ask each other for advice and support in major life decisions. OP is just asking for input as to areas, not popping along to viewings and looking in the cupboards.

@LIZS they do NOT need to live in Stratford on those wages! I lived there as a grad trainee on £17k!

Stratford is now £££ since investment from the Olympics and Westfield. Very well connected into central London too.

DD and her uni friends all poured into Clapham and Brixton.

Some of them were on 50k starting salaries in fields like consultancy. Crazy, but that's the reality.

@Ursuladevinia82 I'm a Londoner, it is the best place for the yoofs...

I’d start with rightmove / rent
Put in Liverpool st station and go from there
Just had a look 1beds starting at £1550pcm and 2 beds £2000pcm
They could be near their station / office , not waste money on travel and be near lots of restaurants, etc

They should easily be able to afford somewhere walking distance to work such as Shoreditch or Hoxton - Dd rents in that area & although it seems eye wateringly expensive, others living further out are paying the same. Properties get snapped up very quickly though.

Bermondsey - walking distance to Liverpool Street, tonnes going on, borough market etc

Balham was nicknamed Nappy Valley when we left London....so possibly more of a family-ish area that younger couples....but that was a long time ago so aware it might be completely different now.

I'd look at Wanstead. Pretty, mix of different housing, cute high street, On the central line so an easy commute to Liverpool Street.
My DD rented a house there, her DH commutes to Liverpool Street. They couldn't afford to buy there though, so moved out and bought a house in Highams Park which is a direct 25 mins on the overground to Liverpool Street. They're very happy there. Lots of green spaces - gorgeous lake and Epping Forest too. Lots of young families.
Maybe not so "cute" as Wanstead though.
