Buying a fixer upper with a small budget to renovate, WWYD first?

Basically looking at buying a lovely house that's been lived in for 60 years without a cosmetic update, 3 bed 1930s house, seperate loo and bathroom, 1970s kitchen cupboards, chinzy old carpets and textured wallpaper on all walls and ceilings. I may have £10k-£15k to tart it up (I'll need a £280k mortgage). Roof and boiler in good nick but the house may need rewiring. Only double glazed at the front single at the back.

What would you tackle first considering my budget, I have a DH and a 2 and a half year old too, (am I mad? No way I could ever afford a 3 bed house that isn't a massive fixer upper on this estate otherwise) I can decorate and do some DIY (ie lay laminate flooring, mitre skirting boards)

Thankyou so much for the advice everyone! I'm taking it all in, as for the roof and boiler they are both fairly recent, I think both under 10 years old so at least 2 big jobs (hopefully) done however the wooden soffits look knackered.

I think I will rewire and double glaze the 2 back bedrooms, I'll do the glazing overlay for the kitchen and dining room (thanks for the suggestion). Probably needs new external doors don't think home insurers would be happy about them. 😬

I agree that I'll probably just hire a rug doctor for the carpets and neutralise the walls with pale paint for now. (However would love to do a bit better job for my son's room)

Would love to do the bathroom but the seperate bathroom and toilet are at opposite ends of the upstairs (toilet looks out back, bathroom at the front) wondering if I could plumb and tile myself as a quick fix (would have to keep the bathroom and toilet seperate for now) the current bath/shower setup is a bit crap with a toddler. (Pic attached)

Unfortunately we move in/out same day so no few weeks overlap but my Mum lives close by so could live with her for a few weeks (she's already offered) I love my Mum to bits and see her several times a week, but I imagine we'll get on each others tits quite quickly so hope to get the house liveable ASAP!

Will ask to check for lead paint and asbestos with the survey. Thankyou for that advice.

Maybe I can get a 0% credit card after I move in....

Also as for having more kids, probably not, I had my DC quite late and have just had a career change after my mat leave ended and not sure it can afford a year on pause as its starting to gain a bit of momentum. I always said I was one and done however I sometimes get a twinge that I'd like another, but yeah we've really stretched ourselves financially and given ourselves alot of work so one and done may be set in stone. 😅

1 As roof is OK, First- rewire. Rewiring isn't going to get cheaper, if you do it later you may have to redo or patch up other work, and you will need a lot more power points, etc. for modern living. Work out first where you will want things to go, even if you can't afford them yet- 'future proof' it, for example, by making sure there is a big enough supply in the kitchen for anything you may want in the future for example- induction hobs need a bit more welly. I drew the points onto the walls where I wanted them, so the electricians were in no doubt what to do in each room (though I was willing to compromise if they came up with better ideas).
2 Insulation in loft if there isn't any.
3 Then, double glazing
4 Any plumbing

Def priorities electrics, plumbing/heating system and windows.
Any roof or structural repairs however small/big.
Otherwise everything else is cosmetic and can be replaced/repaired in time.

If you have anything left after the essentials (rewiring etc), bathroom is definitely best to do first - means whatever you do next in stages you have a nice place to relax/bath/shower after
