Area within Bromley

Hi, We are a family with young children in primary schools looking to move to Bromley. Please could someone recommend leafy, safe, culturally diverse areas within Bromley suitable for young families, close to good primary and grammar schools? Many thanks!

Not sure any of those four are culturally diverse. Clock House area in Beckenham is good though, has nice housing and is near to both Beckenham and Penge High Streets. It also has The Spa, a good gym/swimming pool/yoga, etc place and a few shops. Bickley is nowhere land and about as Tory as you can get.

Parts of Crystal Palace are in Bromley Borough too. They would provably be more culturally diverse than the other areas mentioned (other than Penge) due to having a more London feel. Also a vibrant area with a great park and good schools (friends are at Paxton and love it).

As to Bromley schools, the primaries used to be heavily oversubscribed but when we applied for my son, now in year 1, the birth rate had dropped, making his choice of schools much greater than for my daughter who is 13 amd part of a baby boom. That may have changed again, of course.

Culturally, if you are Catholic, St Joseph's primary is fairly diverse, as the admissions criteria is church attendance based rather than proximity.

Only Penge is culturally diverse in Bromley. Some of the secondaries such as both Langley schools and Hayes are highly sought after, though not grammars. You would need to be in Beckenham, West Wickham or Hayes for these schools and you could get somewhere nice with your budget, with Beckenham being more expensive than the other two.

Kent House is very nice. Some very posh houses round there and you have Penge High Street on the doorstep, and Beckenham High Street a short walk away. Excellent transport links into Victoria (20 mins) or into London Bridge or Charing Cross via Clock House or New Beckenham.

Kent house is lovely. Sometimes called Pengenham as it's between the two.

I live close to that area and some of the houses are gorgeous.

We are considering Beckenham, Sundridge PArk, Bickley and Petts Wood as primary areas in our property search. I know most schools are oversubscribed so fingers crossed we get a good school when the time comes.

I'd avoid Orpington. The high street is ugly and run down and St Paul's and St Mary's Cray are just up the road which are better avoided.

And Locksbottom?
